Thurnscoe is a village in the metropolitan borough of Barnsley, with an estimated population of 9,133 (2021 Census). The village is approximately eight and a half miles west of Doncaster, eight and a half miles east of Barnsley and nine and a half miles north of Rotherham. The development site occupies an accessible and prominent position fronting Houghton Road (B6411) and is opposite its junction with Stotfold Drive. The B6411 is the principal route through Thurnscoe transecting the village east to west. It connects with Great Houghton to the west and Hickleton to the east. The property is in an established commercial location where a number of independent retailers are represented alongside an asda supermarket (without fuel) to the rear of the site. The site also benefits from
being situated in a well populated residential area.

From a fuel filling station perspective the site is unopposed in Thurnscoe with the nearest competing forecourt sites being in
