Blue Anchor is a seaside village in the parish of Old Cleve, just a few miles east of Minehead on the North Somerset coastline. Blue Anchor is a stunning seaside resort with a long sandy beach and wide reaching views overlooking the Bristol Channel towards South Wales. The area has many holiday parks and campsites and is only a short drive from Dunster Castle and the popular seaside resort of Minehead. Blue Anchor is also on the West Somerset railway line, a true country branch line of the old Great Western Railway still operating its steam locomotives.

Blue Anchor is surrounded by beautiful countryside, with Exmoor National Park only a few miles to the west and the Quantock Hills, Area of Outstanding Natural Beauty, a similar distance to the east.

Whilst the area swells with visitors during the warmer months of the year, this coastline is a popular destination year round, with increasing popularity for short breaks particularly in the Autumn and Spring seasons.

The Smugglers Inn is an imposing three storey, detached building, just a stone’s throw from the sandy beach at Blue Anchor. The property sits in a generous plot with an extensive and pretty trade garden and car parking behind. The property is steeped in history and is reputed to date back to the 17th century, when it may have been a Yeomans house or farm. The Smugglers has a particularly attractive owners flat on the top floor, which has been refurbished to a high standard. Below are three spacious en-suite letting rooms, with the trading area, kitchen and ancillaries at lower ground floor level, opening out onto the beer garden.

    General Information

    The Business

The Smugglers is a well-known and highly regarded coastal public house, prominently positioned overlooking the beach and historically benefitting from substantial footfall generated by both local trade and the high volume of holidaymakers visiting the area. Although the business is currently closed, it has traded extremely successfully in the recent past and retains an excellent reputation within the local community and wider visitor market.

The property is full of character, featuring quirky and inviting bar and dining areas together with an attractive beer garden, all of which combine to create a relaxed and welcoming coastal pub environment. Historically, the business has operated as a family- and dog-friendly venue, broadening its appeal and making it accessible to a wide range of customers throughout the year.

Prior to closure, the business was owner-operated by a husband-and-wife team and traded successfully across both food and drink, with a strong emphasis on freshly prepared meals using locally sourced produce.

The Smugglers was particularly well regarded for its stone-baked pizzas, offered for both eat-in and takeaway, proving especially popular with families and holidaymakers. The food offer was complemented by a good range of West Country ales and ciders, together with a selection of spirits and quality wines.

An additional income stream was provided by three attractive en-suite letting rooms, which historically achieved year-round demand and offered an appealing alternative to more generic pub accommodation in the area.

Trade at The Smugglers Inn had been consistently strong and improving under the previous ownership, and the business is considered to offer significant potential for a new operator to reopen and further develop the operation. Opportunities exist to reinstate and expand food service, maximise peak seasonal trade, extend opening hours if desired, and build upon the established accommodation offering.

Further information relating to the historic trading performance may be made available to bona fide applicants following a formal viewing arranged through Bettesworths.
