Set within the beautiful rolling countryside of Ceredigion, this exceptional smallholding offers a rare opportunity to acquire approximately 7 acres of productive pasture, a traditional two-bedroom stone farmhouse, a separate two-bedroom stone annexe currently operating as a successful holiday let, and used for overflow for family and friends, and a substantial range of traditional outbuildings.

Despite its peaceful and secluded rural setting, the property is conveniently located within approximately 15 minutes' drive of the popular coastal town of Aberaeron, providing an enviable combination of genuine rural living and easy access to the West Wales coastline.

The main residence is a traditional detached stone property providing two-bedroom accommodation and an excellent opportunity to enjoy a comfortable rural lifestyle surrounded by the property's own land. The house sits within an attractive setting with the surrounding countryside providing a wonderful outlook and a strong sense of privacy. A borehole supplies all buildings with water, along with a borehole lined uv kit located in the longbarn.

Of particular interest is the separate two-bedroom detached stone annexe, which is currently utilised as a successful holiday let. The cottage provides excellent additional accommodation and an established source of income. The annexe could equally provide ideal accommodation for visiting family, friends or multi-generational living, subject to any necessary consents. This has no planning permission and is a Band A, and is used as permanent residence. An application for business rates has been applied for. There are no planning restrictions on granary.

Both the farmhouse and the granary have their own electrical supplies and both have 4kw solar panels set up, with smart meters.

The land extends to approximately 7 acres and is predominantly made up of level, productive grassland arranged into three principal paddocks. A picturesque river runs through the holding, adding considerable charm to the grounds whilst also creating an attractive natural feature and valuable habitat for wildlife. There is approximately an acre of woodland with the whole 7 acres being tree lined.

The property is further enhanced by a substantial traditional stone barn, which had a new roof approximately 20 years ago. The building offers a significant amount of useful space and presents exciting potential for a variety of uses, including possible conversion, subject to obtaining any necessary planning permissions and consents. This was a residential dwelling in the late 1700/ early 1800's, and benefits from having seperate access.

A potting shed and a number of poultry units situated around the holding, provide a useful range of facilities for those looking to keep livestock, poultry or pursue a more self-sufficient way of life.

There is also a double garage which has foundations and all materials on site, to replace the old existing garage.

The grounds provide an abundance of space for enjoying the outdoors, with the combination of productive pasture, mature natural features, river frontage and traditional buildings creating an authentic rural environment. A bridlepath runs along the edge of the property, providing an excellent amenity for walking, riding and enjoying the surrounding countryside directly from the holding. This has vehicle access to enter the property at the back.

Properties offering this combination of approximately 7 acres, two separate residential dwellings, traditional buildings, productive pasture and such a private setting are rarely available and early viewing is highly recommended to fully appreciate the quality, character and potential of this exceptional rural holding.
