Walk all the way to the city centre without crossing a road! H2010 is a lovely development on the Leeds - liverpool canal where i've lived now for 6 years, the whole area has seen enormous change, gentrification and development and it's a really nice community and neighbourhood. Theres a big mix of people on the estate, kids are playnig on the street and green areas and it's a peaceful place a stones throw from the city centre. There's a community facebook group where there's sometimes social activities organise, items bought and sold and of course plenty of complaining.

Local amenities - Brewery (piglove) + cafe short walk up a river, really nice bar, has comedy nights, jazz nights, live music a quizz and there's a really nice community vibe there, Also the cafe does great food + breakfasts.

10 mins walk - Hairdressers, dentist + doctors and schools.

Really comfortable home that i've lived in since 2019, well insulated and the warmest house i've ever lived in. I am in the progress of updating pictures as all flooring has been replaced - there's no carpet, it's a mix of wood (on the stairs) vinyl and laminate in the kitchen.

Ideally for me i'd like to sell a lot of the furniture to someone not in a chain, but of course all depends on negotiation.
Reason for furniture is often it won't fit the style of my next house, and a lot of it just fits great where it is, for example there's a wired in projector and speakers in the living room and custom made furniture etc + of course some will be a pain moving. However i will also happily take it with me or sell it before i leave.

I've spend some years creating a "Kitchen Garden" - definitely not for everyone, but I have lots of well established plants that look after themselves (perennials) that you can expect to eat lots of fresh fruit from March - late summer if that's your thing, with only some occasional weeding. I spent a long time improving the soil and removing all debris and plastic "grass" that was there before. But if that's not your thing, it won't be difficult to change it entirely. Briefly you'll get: Strawberries, rasberries, blackberries, currents, rhubarb, apples, figs (one day) pears, cherries, one day some kiwi, there's wild garlic, wood sorrel, alpine strawberries, hazelnuts and even some plants to make tea. (the trees are on dwarf root stocks so won't get massive)

i've looked after my home well and maintained it, including a brand new roof - an important detail if you want to live on the estate.
