This characterful, extended stone and cob village cottage, dating back as far as 1860, has been restored and modified over our vendors nine years of ownership. Unfortunately, it still needs to be finished so would suit buyers who would be willing to take on and complete this project. It is currently habitable with most walls needing to be plastered or tiled. The original layout of the first floor has been changed making space for a shower room, not installed. A multi fuel burner, set into the fireplace heats two radiators with an oil fuelled combi boiler providing heat to the landing and two radiators in the back bedroom and underfloor heating in the ground floor bathroom.

Entering the cottage through a side porch from the driveway, the kitchen enjoys a range of oak cupboards positioned both above and below a timber working surface. A freestanding cooker with gas hobs, extractor and a catering fridge and freezer will be included within the sale. There is plumbing for a washing machine in the entrance porch. The sitting room spans the front of the cottage with two windows and the original front door opening out on the front garden which enjoys plenty of seasonal planting. The inglenook fireplace hosts the multi fuel burner and small original clome oven. The floors are covered with large flag stone slates and the beams on the ceilings are exposed. A few steps take you to the family bathroom which enjoys a characterful high flush WC, a claw foot bath tub with hand held shower and a white hand basin set into a piece of furniture with a cupboard below. There is some attractive tiling to the walls.

Upstairs, the two front bedrooms are both large enough for a basic sized double bed and further bedroom furniture as is the larger ‘L’ shape back bedroom. The proposed shower room is a work in progress.

The drive and gardens are prominently situated at the side of the cottage. The drive is large enough for a number of vehicles and the large garden is sheltered by plenty of mature planting and trees. It is divided into a couple of areas with one part being suitable for children to play in and then a much more productive space where two large polytunnels are erected. There is a useful stone storage shed.

Egloskerry has a County Primary School and a Parish Church and is found approximately four miles from the market town of Launceston which offers a wide range of shopping, schooling, commercial and recreational facilities and lies adjacent to the A30 truck road giving access to Truro and West Cornwall in one direction, Exeter and beyond in the other. The spectacular North Cornwall coast is just 12 miles away.
From Launceston town centre proceed down the A388 (St. Thomas Road). Upon reaching the roundabout at Newport continue straight ahead up St. Stephens Hill entering St. Stephens. Take the left hand turning for Egloskerry heading out of the town passing the entrance to Launceston Golf Club on the right hand side. Continue along this road for approximately four miles. Upon entering Egloskerry continue through the village passing the Parish Church on the right hand side. As you start to head out of the village passing the Primary School on the left hand side Trelissick Cottage will be identified as the last property on the right hand side marked with a Webbers For Sale Board.
