South Lodge presents a rare chance to own a unique Grade II Listed 19th-century lodge, set in an elevated position on the village outskirts with stunning countryside views.

This distinctive stone and timber-framed former gatehouse to Goodrich Court, dating from circa 1850, blends period character with contemporary living across three floors. The central hallway leads to two versatile reception rooms, including a dual-aspect sitting room with a clear-view wood-burning stove and a home office overlooking the grounds.

The dining room and bespoke kitchen breakfast room feature floor-to-ceiling glazing, filling the space with natural light and views over the beautifully tended gardens and Herefordshire countryside. The kitchen boasts a vaulted atrium ceiling, central breakfast island, and connects via a glazed walkway to a snug with its own sitting area. Additional accommodation includes a boiler/utility room, understairs cellar, and cloakroom.

Characterful details include solid oak doors, mosaic tiled flooring, oak floors, and original stone mullion windows with lattice patterns.

Upstairs, a bright landing leads to four double bedrooms and a family bathroom. The generous main bedroom accommodates a king-size bed and sofa, complemented by a luxury ensuite with a shower cubicle.

South Lodge is situated in the charming village of Goodrich, nestled within an Area of Outstanding Natural Beauty. Dominating the village is the 12th-century Marcher Castle, now under English Heritage care, which commands the historic river crossing at Kerne Bridge. The village has grown around this landmark over the centuries, giving the house a rich sense of history. Goodrich is a thriving community, boasting a well-regarded primary school, popular tennis and cricket clubs, two welcoming pubs, and a Norman church. The village hall regularly hosts a variety of events, bringing the community together.

Monmouth and Ross-on-Wye lie approximately equidistant from Goodrich, offering excellent local amenities. Monmouth features an M&S Foodhall, Waitrose, and the renowned Haberdashers' School, while Ross-on-Wye provides a regular market in its town centre alongside a variety of shops, services, and eateries.

Seller insight - South Lodge has been our cherished home for the past 22 years, and it has been the perfect place to raise our children.

We were initially drawn to the property by the tremendous potential it held as a family home, and by its enviable location. Nestled in a peaceful, private setting, the house is not overlooked from any aspect, yet remains within easy walking distance of all the village amenities.

Originally built in the 1840s, it is a classic Victorian lodge. When we purchased it 22 years ago, we undertook a full renovation and a significant ground floor extension to create a modern family home that still celebrates the charm and character of its Victorian roots. Over the years, we have lovingly maintained and updated both the house and garden, carefully curating a home that feels both elegant and welcoming.

One of the joys of living here has been the versatility of the space. Arranged across three floors, with the ground floor opening directly onto the gardens - perfect for enjoying summer days outside, while in the winter, the large windows offer panoramic views of the garden from the comfort of indoors. This thoughtful layout has provided the ideal balance between shared family time and individual space, adapting over time as our children grew.

We designed the garden from scratch, transforming it into a beautiful wraparound space that can be enjoyed from every angle of the house and driveway. Whether it's relaxing in the hot tub or cooking in our outdoor kitchen, the garden has always been a place to enjoy throughout the seasons.

The vaulted kitchen comes alive in the summer, filled with light and offering easy access to the garden. In the winter, the sitting room becomes our sanctuary - a cosy space with a wood-burning stove.

South Lodge is also a wonderful home for entertaining. The flow between the kitchen and garden is ideal for hosting, and over the years, it has been the setting for countless memorable occasions - from festive family Chr..

The local community is truly special. While our neighbours are nearby, they are not too close, and all are friendly and supportive - we've never had to worry about the cat being looked after when we go away! The village offers an excellent primary school, a historic castle, two welcoming pubs, a tennis club, and a vibrant village hall that regularly hosts well-attended community events.

What will we miss the most? Quite simply, the moment someone walks through the door for the first time and says, Wow. The sense of space, light and charm - it never grows old. It has been an absolute joy to call South Lodge our home.

Outside - Private gates open onto a gravelled driveway, revealing a striking stone and timber-framed lodge that stands out beautifully, its design commanding admiration. The driveway leads to a double garage, outbuildings, and the side entrance, providing secure parking for multiple vehicles.

The front of the lodge is far from modest, featuring the carefully crafted heads of former ownersan extraordinary nod to tradition and the property's rich history. Steps beside the house lead down to a patio that wraps around the rear, offering lovely views across the neighbouring fields and the gardens.

An ornate water feature nestles among vibrant flower and shrub beds, creating a peaceful spot to watch the many species of wildlife that visit the gardens. The extensive lawns are immaculately maintained, dotted with mature trees, flanked by mature hedging, and complemented by two covered entertaining areas, one of which is used as an outdoor kitchen.
