This impeccably finished two-bedroom, two-bathroom apartment sits on the second floor of a sought-after contemporary development, right in the thick of Walthamstow’s vibrant scene. Inside, you have nearly 900sq ft of usable internal space with an open-plan kitchen/living space sets the tone: Light-filled, high-spec, and effortlessly elegant. Step out onto your private balcony and take in far-reaching views—a daily reminder of just how well-placed you are. Every detail here feels considered and refined, from the immaculate decor to the premium finishes that run throughout.
When it comes to location, it’s hard to beat. You’re moments from the independent charm of Walthamstow Village, bustling local markets, and an ever-growing mix of restaurants, coffee spots, and bars. St. James Street Station overground (Weaver Line) is just a few steps away, or hop to Walthamstow Central (Victoria Line) for a smooth 20-minute ride to Liverpool Street or Oxford Circus. You also have the added benefit of Walthamstow Queens Road Station nearby (Suffragette Line).
If you lived here...
South Grove puts you right in the middle of all the good stuff — independent cafés, great restaurants, boutique shops, green space and handy local amenities are just a short stroll away. Film fans can choose between festival gems and Hollywood hits at Forest Cinema, while those in search of cutting-edge theatre or sharp comedy now have the newly refurbished Soho Theatre on their doorstep.
Green space? You’re spoiled for choice. Wander through the vast 500-acre Walthamstow Wetlands — Europe’s largest urban nature reserve — or head to Lloyd Park for tennis, basketball, an outdoor gym, skate park, and playground. Epping Forest is close enough for weekend hikes, while the buzzing “beer mile” at Blackhorse Road, with its line-up of microbreweries, is perfect for a lazy afternoon with friends. No wonder so many people are eager to call this neighbourhood home.
Your new home comes with a secure entry system, Concierge service 6 days a week, lift access, and a peaceful communal garden.
Inside, the hallway is wide and welcoming, with a double cupboard for storage and even space to hang a bike — the current owners do, and it still feels roomy. Just off here are two bathrooms: One with a bath/shower combo for when you’ve got time to relax, and one with a walk-in shower for quick mornings.
The real standout is the 23.5ft kitchen/reception room. Sunlight moves across oak-engineered floors from the glazing running the width of the room, and the L-shaped kitchen keeps things simple and stylish with integrated appliances. French doors open to a sheltered balcony — decked, with a metal balustrade and wide, uninterrupted views. It works just as well for a quiet morning coffee as it does for winding down at the end of the day.
Both bedrooms are bright and comfortable. The principal has double built-in wardrobes and a deep window recess that makes an ideal reading spot. The second is another light-filled double, just as suited to guests as it is to home working. Soft carpets and calm colours keep both spaces easy to live with.
What else?
Walthamstow High Street is within easy reach, and with Hoe Street close by, you’ll find amazing restaurants, tons of history and some of the best pubs in East London
Waltham Forest Feel Good Centre not only houses a gym but a 400m running track, 25m pool with a separate diving pit. If classes are more your thing, head to Walthamstow leisure centre for Fit Beats, Boxfit and Yoga as well as Women Only and 55+ classes.

A word from the owner...
"We’ve loved living here for nearly six years, and from the moment we first stepped inside – before the building was even finished – we knew it was the right place. We viewed so many flats in East London and this one stood out immediately for its layout and space: A proper hallway to welcome you home, lots of storage to keep things organised, and two bright bedrooms looking over the garden. It’s a calm, comfortable setting that’s worked just as well for home-working as for slow weekend mornings and cosy nights.
The location has been ideal. With the Overground and Victoria line close by, getting into central London or Hackney/ Shoreditch is fast and easy - perfect for commuting and making the most of the city. We’ve enjoyed having so many cafés, restaurants, bars and breweries within walking or a short train distance away, making it so easy to meet up with friends or try somewhere new.
For downtime, the options are just as good. Local gyms, the marshes, wetlands, and nearby parks have been great for keeping active, and Epping Forest is only a short trip away for long walks and cycles and a complete change of pace.
This was our first home, and it’s been a place we’ve cared for and enjoyed every day. We’ve also been lucky to have a genuinely friendly building community – neighbours who look out for each other and make the place feel even more welcoming.
Our careers are now taking us overseas, and while we’re excited for what’s next, we’ll miss both the flat and the lifestyle it’s given us. It’s a fantastic London home, and we’re confident the next owners will love it just as much as we have."
