    Description
    Situation

Killerby Hall Farm sits on the northern edge of the small village of Killerby, well positioned for access to Darlington, Barnard Castle and Durham. To north and east is open countryside creating an attractive backdrop to the property, adding to the site’s appeal. The B6279, B6275 and A67 link Barnard Castle to Darlington and on to the A1 and Scotch Corner.
    Description

The farmstead is formed of two substantial traditional buildings set back from the road with a southerly aspect. Each varies between single and double height and were historically used as general-purpose farm buildings with haylofts and livestock housing, together with a cover foldyard area.

The buildings are whitewashed, which is typical for the area and of stone construction beneath pantile roofs, the cover foldyard is pitched timber frame with a steel profile roof. The buildings include various openings, both doors and windows, which is often not the case and adds to the ease of conversion.

In all, the gross external area of the buildings extends to about 6,000 sq ft (557 sq m).

The buildings offer obvious development potential alongside the former farmyard area which presents further opportunity for new build development, subject to consents. The existing buildings should (subject to confirmation) qualify for Class Q permitted development rights, which allows for the conversion of agricultural buildings into dwelling houses without needing full planning permission.

Various traditional features of the barns could be incorporated into a renovation to a purchaser’s taste and the footprints of the existing buildings are well positioned, set back from the road bound behind an attractive stone wall.

This is an increasingly rare opportunity to create either a unique single dwelling or develop multiple properties.

Further illustrative schematic drawings of the site are available upon request. Please note these drawings have not been submitted and no formal applications/consents are in place.

These plans are not based upon detailed surveys. Scaling and dimensions should not be relied on.
