About this property

Charming detached character four bedroom house benefiting from elevated garden views and a glimpse across Hindhead Golf Course. Generous gardens with driveway parking (Inc EV charge point) within a quiet cul-de-sac.

Believed to have originally been built in the early 1900’s as a golf lodge for Hindhead Golf Course (views over part of the fairway can still be enjoyed) this home retains plenty of charm and character whilst also providing generous modern family accommodation, and has been a beloved home for some 30 years.

The house sits below a mature hedge offering complete privacy from the road, the front garden being carefully landscaped, with two sets of steps; one heading around the front of the house to a charming courtyard in front of the kitchen, with the other heading down the side of the house to the front door and the rear garden beyond.

Adjacent to the front hedge is driveway parking for two/three vehicles, an EV charge point is in situ close by.

The front door opens into a spacious entrance hall with stairs to the first floor. Extending some 26'3, across the whole of the rear of the house, is a triple aspect sitting room with two deep box bay windows over looking the garden, views of which can be enjoyed from fitted bench seating (with storage below). Providing a central focus is a fireplace with wood burning stove, perfect for a winter evening, whilst a door opens directly into the garden allowing summer breezes to meander in.

Occupying a similar footprint at the front of the house is an open-plan kitchen/dining room; the kitchen being fitted with a range of built-in drawer and cupboard storage featuring a walk in pantry, plus integrated 5 ring gas hob, double oven/grill with warming drawer below and microwave. There is further space for an American style fridge and dishwasher. Complementing this is a central island, beyond which the rest of the room is given over to a dining/breakfast area.

A door from the kitchen end opens onto an enclosed courtyard area; enjoying a westerly aspect this is a perfect spot for catching the afternoon and evening sun.

Tucked off to the side is a useful utility area with access to a WC and study/hobby room.

Moving to the 1st floor, there is a light and generous landing, giving access to four bedrooms and a family bathroom.

The Master bedroom benefits from elevated garden views and an en-suite shower room. Bedroom 3 also enjoys that lovely view, whilst bedroom 2 is vaulted, some 18'10 long, with deep eaves storage.

The family bathroom benefits from both a bath and separate shower, with lovely big windows allowing in plenty of natural light.

The mature gardens are a delight and have been both landscaped and beautifully cared for to offer a private space in which to escape the world! Arranged over a number of wide terraces with several feature areas, table and chairs are strategically placed throughout to offer spots in which to enjoy the sun or shade. Next to the house is a wide lawned terrace with a decorative stone pillared balustrade. A pathway/steps lead down the side to a mid terrace offering a further lawn, large flower beds and feature fountain below the stone balustrade. An impressive American Walnut tree sits between this and the next terrace offering a wildlife garden and pond. A final set of steps leads down to the lowest terrace; the working heart of the garden, with raised sleeper beds ideal for vegetables, a greenhouse and shed. Tucked away behind all of this is a private gate which gives onto a footpath, Grove Road and Hindhead golf course (via Linkside).
