Flood Risk? Not at Mill House
In over 26 years of residence, Mill House has never experienced flooding — and for good reason:
Strategic Location: Mill House sits well above the fast-flowing Ceres Burn, which runs in a deep channel and is not on a flood plain. Even during heavy rainfall, water levels rise and fall quickly without threat to the property.
Proven History: Since 1999, there has been no flooding at Mill House. To our knowledge, there has never been a flood here in its entire history.
2012 Dura Den Event: A rare man-made flood affected homes half a mile away due to an obstructed weir. Mill House, located on the opposite side of the burn, remained completely untouched.
Permanent Safeguards: Following the 2012 incident, the weir and pedestrian bridge were removed, eliminating the risk of recurrence. Even the affected homes are now considered safe.
Viewings welcome — the owner is happy to explain the site’s history and flood-proof features in person.
