We have absolutely loved starting our family in this home, and it is bittersweet that we have now outgrown the space. The private, spacious and secure garden is perfect for the kids to play, with mature hedges that surround the perimeter. We have created many happy memories in the large outdoor entertaining barbecue space we built in 2021 – from barbecues with friends to cosy hot tub evenings. Since purchasing the house in 2018, we have updated the bathrooms, changed the flooring and carpets throughout, with the hard floors being a solid oak that keeps so warm in the winter, and we have given the house a nice open-plan feel by opening up the doorways and making the conservatory part of the house. The large home office/gym at the end of the garden that was built in 2020 is fully insulated and has power, and the ability for Wi-Fi, making it ideal for anyone who needs a space to work from home. We have recently put in a new boiler, which is just 1 year old, and the spacious utility room with ample storage was converted from half the garage, leaving the rest of the garage for tools and more storage. Finchampstead is a lovely place to live with shops, cafés and schools all close by and lovely walks around with California Country Park half a mile away. It is a nice, quiet part of Nine Mile Ride to live on, with the forest being opposite.

If you are looking for a well proportioned and located, four bedroom home, then look no further. The way the house has been dressed and the excellent finish throughout, we the think this could be the perfect family home as it has been for our sellers who have summed up why not only is this a great house, but a great location too.

At the front of this home you have a bright and airy entrance hall with beautiful, solid oak, herringbone flooring running through most of the downstairs. This leads around to the left into the well finished cloakroom, complete with shutters on the window. Moving towards the back of the house, you enter the kitchen which again has been finished really nicely as you can tell from the details, it's got plenty of storage but if you need a bit more space then this home now offers a separate utility room created by our sellers by using some of the garage space. This is an absolute must have for a family home and keeps both washer and dryer out of the open plan kitchen. Our sellers have removed some of the internal doors which has opened up the downstairs really nicely, the conservatory has been transformed into an ideal dining area overlooking the garden. One of our favourite things downstairs is the real fireplace in the living room meaning you have a cosy feel during the colder months.

Upstairs there are four good size bedrooms, with second and third being good size doubles with plenty of room for freestanding furniture. The open landing with the feature light is a really nice touch, but the master bedroom is one of our personal favourite rooms in this house. Not only does it have fitted wardrobes and it's own refitted en suite shower room but we love the view over the garden letting in plenty of natural light. The family bathroom again has a superb finish and again has the shutters much like downstairs.

The rear garden as you can tell is not only a great size, but extremely private which is rare to find. The sellers have created a great, covered entertaining area to the side of the house, whilst to the other side you have access to the front. At the back the garden you will notice not only the children's play equipment but also a sizeable outbuilding which is currently set up as a gym, this could also make for the perfect work from home space or just simply for extra storage. To the front you have ample driveway parking for multiple vehicles and part of the garage. Homes in this condition and this position rarely become available, this also has some great long term potential for extending (STP). Area Comment...
The home sits towards the Arborfield end of Nine Mile Ride on a great plot and is only a stones throw away from woodland. Just a few minutes walk away you have some great local amenities including the Co-op, Pharmacy and some great local places to eat. It also falls within many of the areas popular local school catchments such as Nine Mile Ride Primary School, Gorse Rise Primary and Bohunt Secondary Schools. If you're looking for some open green space to explore or take your dog for a walk, you've got some great choices locally such as Simons Wood, the fbc Centre and California Country park are all within walking distance. Both the fbc and California Country Park have great playparks and cafes too. Wokingham Town Centre and Train Station is also only a 12 minute drive away with some excellent retailers and places to eat. There are some excellent transport links by car too with easy access to both M3 and M4 motorways via the A329.
