    Description
    Introduction

Located near the picturesque village of Felsted in mid-Essex, the land at Pond Park is an attractive block of mainly arable land in an accessible location. It provides a productive unit of bare arable land with an opportunity to enter into environmental schemes moving forward.

The land is well appointed and easily accessed with plenty of road frontage and a good network of internal tracks and field gateways directly off the public highway.

Currently farmed by local contractors who would like to continue, it provides an excellent opportunity to purchase a block of arable land which is both productive and attractive, either as an investment, or for owner occupation.

    Situation

The property lies just outside the popular village of Felsted in Mid Essex with its excellent school. Situated 6.5 miles to the north-west is the market town of Great Dunmow, offering a number of shops, schools, services and public houses.

The A120 is easily accessed from the farm, providing good road connections to Bishop’s Stortford, the M11, London and Cambridge.

    Description

Extending to about 322.75 acres, the land comprises several good-sized arable fields, 7.06 acres of woodland and about 12.50 acres of grassland, providing an opportunity to acquire a productive block of land in a desirable location in Essex. The field sizes are mixed and the land is all under-drained. The land has been farmed with a traditional rotation of winter barley, winter wheat and oilseed rape, but the majority will be planted with spring barley in 2026. The land is gently undulating, providing an attractive block with river frontage at the south-eastern fields.

The land is classified as Grade 2 & 3 in the Agricultural Land Classification series of England and Wales and is of the Hanslope soil series. The soils are described as slowly permeable non-calcareous clay soils. This soil is suitable for growing cereals, oilseed rape and pulses.

The land has been well-farmed and is managed under a contract farming arrangement. The contractors have been made aware of the sale but wish to farm the land to the end of the 2026 harvest. The contractors are keen to continue with any new owners. Further details on farm yields and cropping records are available upon request. The farm is partially entered into a sfi agreement which is non-transferable.
