About this property
"Sadly downsizing and leaving beloved Werburghs, there’s nowhere actually like it elsewhere in Bristol. The house has beautiful Victorian features and also very spacious due to the loft conversation. When you look out of every window you see trees and greenery, it’s a very private city oasis. I’ll miss hearing basketball being played and popping into the park in the wee hours of the night with my big dog. I’ll especially miss my big blue bedroom and being above the tree line."
The home
Sold with no onward chain, a fantastic example of a contemporary period home in St Werburghs, offering a pleasant outlook onto Mina Park and tasteful style throughout. The ground floor begins with a cosy living room, boasting a bay window, neutral decoration, original floorboards and chimney breast. Moving through the floorplan, you reach the focal point of the home, the kitchen/dining area. Dark tones and original features expertly combine to create an inviting space, with bi-folding doors leading to the garden. Heading to the first floor, are two double bedrooms and a three piece bathroom with dual sink basin. The third and final floor comprises of the impressive loft conversion, benefitting from a green outlook, bold decoration, juliet balcony, great floorspace and an ensuite.
The outside space
At the front is a small garden, with a large hedge, adding a significant of privacy to the property. From the kitchen, doors lead to the northeast facing garden. The garden is well-sized for the area, and consists of a patio, pebbled courtyard and a variety of tress and shrubbery.
Living in St Werburghs
Situated on the corner of Mina Road and John Street, in the heart of St Werburghs opposite Mina Park, an area of inner city Bristol in high demand. St Werburghs is home to a number of popular cafes, shops and attractions including The Better Food Company shop, Napolita Café, The Cauldron and Wiper & True Tap Room. Bloc climbing gym, the largest bouldering centre in Bristol is just around the corner. The area’s popularity derives in a large part from its sense of community, but also from its close proximity to Bristol City Centre, Greenbank and Cheltenham Road. The nearby M32 makes the area ideal for commuters, providing easy access to Bristol Parkway and in turn to the M4. St Werburghs Primary School is very central to the area and has a good reputation, enhancing the pull of the area to families. St Werburgh's Nursery School is also close by and is rated ‘good’ by Ofsted. The St Werburghs City Farm and Café is well known throughout the city and combined with the local allotments is a good example of the area’s individuality and independence from surrounding suburbs.
