A side extended 1930s semi detached 3 / 4 bed family home which has been owned by Lee and Buckie since 2009.

Why Lee and Buckie bought it, and what they’ve done since
Located on Langley Way, within walking distance of West Wickham and Hayes high streets, the neighborhood is recognised for its outstanding local schools, while being peaceful and the strong sense of community.

These features were exactly what L&B were looking for - as a growing family.

Since moving in, here are the improvements made:
✔ The garden was landscaped, allowing for a deck and summerhouse to be added, which Lee currently uses as his office.
✔ The separate kitchen and dining room was converted into a seamless open-plan kitchen diner.
✔ The kitchen was newly installed by Wren.
✔ A brand new bathroom was installed last year.
✔ The side garage was converted into a guest bedroom/study, with downstairs bathroom and utility room behind.
✔ The mains supply was upgraded to allow the installation of a fast car charger.

A Walk-Through of the House
As you enter the house through the porched entrance and original stained glass windows, you are greeted by a spacious entrance hallway.

The first reception room is where the family spends most of their time together, whether it is in the winter around the fireplace, or in the summer taking in the afternoon sunshine from the expansive front windows.

Now alongside the front door is Buckie’s study, which also doubles as a guest bedroom, with the downstairs bathroom and utility room at the end of the hall - also accessible through the side entrance.

To the rear of the property is the impressive kitchen-diner. It’s a standout feature, perfect for hosting dinner parties, convenient as it leads directly outside through French doors - ideal for garden parties.

The summerhouse and deck about halfway down the garden was Lee and Buckie’s addition, and has been used as Lee’s work from home office for several years. It can be easily adapted, as there is power and electric heating.

When we asked L&B what their favourite thing about living here was, without hesitation, they said the local area.

The fact that everything is on their doorstep was huge for them.

There are amenities aplenty, with lovely independent retailers, restaurants and businesses on West Wickham High Street, while Bromley Centre, which hosts ‘The Glades’ shopping centre, is only a 1.8 mile drive North (2.8km) should you be more interested in retail giant regulars & shopping days out.

What features of this property appealed to you when you were buying?
We loved the big garden and the side kitchen extension - especially in the summer, it’s a lovely space to unwind. We liked the fact we could park two cars on the drive, and that due to the large tree in the front garden, we have privacy and are not overlooked. The road is quiet and not a main road which is a huge plus.

How is the internet speed in the property? Can it be improved?
It is full fibre up to about 1Gb - really handy for work!

What are your average bills like?
Monthly, the gas and electric are about £150, £50 for water and broadband is £30.

Yes, we replaced it 3 years ago

It's a 15 minute walk to the station (0.8 miles/1.2km) and the train journey into London is about 40 minutes.

Pickhurst Junior, Hawes Down, Oak Lodge and Hayes Primary are all well regarded.
At secondary level, Hayes and Langley Boys/Girls schools are at the top - our children go to Langley.

What are the best local sports club/gyms?


  • David Lloyd and Nuffield Health gyms are both close by.
  • West Wickham Leisure Centre is currently undergoing a £22 million full redevelopment and has promised brand-new pools, gyms and upgraded facilities.
  • There are Shortlands and Park Langley for golf ranges

  • Pickhurst Green is just a short walk away (0.4 miles/640m) and offers a small woodland, open green space and a children’s playground.
