About this property

Well-placed and chain free three double bedroom extended Victorian conversion apartment of 1172 square feet, over upper floors, within a smart flat-fronted terrace on a popular residential street of period homes.

The property has the advantage of the Freehold for the whole building (feel free to ask us for further detail).

Enjoy a quiet position and easy access to the town centres, parks and many delights of East Dulwich, Peckham and Camberwell.

You are located between three Fare Zone 2 stations: East Dulwich (six minutes by foot), Denmark Hill and Peckham Rye (12 minutes). Bellenden Road - with its many restaurant and luxury grocery offerings - is also but a short walk.

On your first floor you have a large bathroom to the back of the building. This has a smart white suite and traditional-style fittings (including over-bath shower). Off the main landing you have a bright eat-in kitchen (of over 11 feet by over 10 feet) then a large reception/sitting room across the front. This is over 16 feet by over 11 feet, with white walls (as throughout), wooden floors, a trio of sash windows with an easterly orientation, and a central wood-burner.

Up to the second floor and your large principal bedroom rests above your reception room. Stripped wooden floors, another trio of east-facing sash windows, and built-in alcove cupboards all pleasingly feature. Next door is a carpeted double bedroom of over 11 feet by over 10 feet.

On the top floor you have your third double bedroom with (roofline) Velux windows as well as two sashes, and accessible eaves storage.

What a hot spot! Peckham has strong independent shops, restaurants and cafes, as well as pop-up and regular events and festivals. Within a matter of minutes you have The Begging Bowl, Artusi, Petitou, Ganapati, Il Giardino, The General Store, Flock & Herd butchery and Review (book store).

Rye Lane is also close for Peckham Levels, The Bussey Building & Copeland Park, Frank’s, Peckham Plex Cinema (films for £5.99), plus handy high street shops, banks and fruit and veg stalls.

Central Camberwell is a pretty stroll down Camberwell Grove, for South London Gallery and more restaurants etc. The Camberwell Arms, The Kerfield, Little Cellars, Veraison Wines, Silk Road, Jazz at The Crypt and Theo's all come recommended.

East Dulwich’s Lordship Lane, Grove Vale and North Cross Road are also very easily walkable. We love the Saturday street market on the latter.

Green space? Warwick Gardens and Goose Green are close, and Lettsom Gardens is even closer. Larger local open spaces include Peckham Rye Park and Common, Ruskin and Dulwich Parks.

Little ones? Lyndhurst and The Belham are favourite local primaries. Bellenden, Grove and Bessemer Grange primary schools are also well-regarded. The Villa Nursery and Pre-Prep. School is a short stroll away on nearby Lyndhurst Grove and the Dulwich independents a short drive.
