Beautifully presented one-bedroom flat offers a considered blend of period character and modern upgrades.
The period features are showcased tastefully throughout the property, which include large sash windows, parquet flooring, high ceilings and exposed brickwork.
As you enter the reception room, these features naturally draw your attention and, alongside the wood burner creates a charming space.
There is ample space for a dining table, making it ideal for relaxing and entertaining.
Also, there is a perfect area for a desk for those working from home.
The café-style shutters provide privacy while retaining excellent natural light.
The modern separate kitchen offers all your everyday mod cons and a nod to the period features in the reception room with a butler’s sink.
Access to the south-facing private balcony is via double patio doors, extending the kitchen into an outdoor dining and garden-style space during the warmer months.
The bedroom includes a built-in wardrobe, while the bathroom is finished to a high standard with a walk-in shower.
Further highlights include insulated floors and ceilings, new double-glazed windows throughout the kitchen, hallway, and bedroom, and a well-proportioned, thoughtfully arranged layout that supports comfortable, modern living.
Owner’s Comments;
I bought this flat during Covid and renovated it fully as a passion project, updating every room along the way.
It’s been a great home, and one of the things that surprised me most is how peaceful it feels.
Foulden Road is quiet and tucked away, but you’re moments from Church Street with its restaurants, bars, cafés and shops. Dalston and Newington Green are both an easy walk for eating out, Clissold Park is close by for green space, and the Overground at Dalston Kingsland makes getting into central London straightforward, usually around 35 minutes.
In summer, the south-facing balcony gets used constantly. With the doors open, it feels like an extra room off the kitchen and gets sun from morning through to the evening. I
In winter, the flat comes into its own in a different way - the wood burner makes it instantly cosy, and the living room is large enough to comfortably host dinner parties as well as quiet nights in.
There’s also a small workstation tucked away in the living room, which has worked really well for working from home without disrupting the space.
It’s a flat that adapts well to the seasons and works easily year-round. I’ve really enjoyed living here and will be sad to leave, but i’m moving on due to a change in circumstances.
Location;
Neighbouring Stoke Newington, Hackney and Newington Green make it a vibrant place to live, with an array of independent shops and award-winning bars and restaurants, and it is next to Stoke Newington Road for your everyday amenities.
The area has various open green spaces, including Butterfield Green, the renowned Clissold Park, and Hackney Downs.
All while the neighbourhood retains a strong sense of community and village-like character.
Transport;
Rectory Road National Train Station is the closest station, and there are numerous buses for alternative routes and access all over London.
Dalston Kingsland and Dalston Junction Overground stations are a short walk away, offering quick routes to Liverpool Street, Central London and beyond.
Ideal for first-time buyers, those looking to downsize from a family house or a pied-à-terre.
An early viewing is highly recommended.
