Find your new pad on a wide and tree-lined residential Nunhead street, which places you just eight minutes by foot from Queens Road Peckham Station, and nine from Nunhead Station (both are Zone 2). You are also close to Nunhead Green Conservation Area, which takes in Nunhead’s well-stocked independent high street and village-style green.

There is a main shared door with secure entry, plus a neat ground floor hall area (it is from here you access the shared garden). Take stairs up to the first floor and your own front door.

Once in the flat, there is a built-in coat/cleaning closet to your left, and your independent kitchen is on your right. This has Shaker-style cupboards (solid wood doors), oak counters, and open shelving. As throughout the apartment, windows are double-glazed.

Across the hall and next to another built-in storage cupboard, access your bright reception room, of over 15 feet by over 12 feet (plenty of space for seating and eating areas). There is a pale carpet to the floor and lights are recessed.

Nunhead station has London Victoria trains and Thameslink trains as well (Farringdon, Blackfriars). It also puts on an impressive skyline view from the platform. Or you can stroll north to Queens Road Peckham station (also Fare Zone 2) for Windrush line trains alongside regular rail services. Canary Wharf is easy via Canada Water, also destinations such as Clapham Junction or Shoreditch High Street.

Nunhead has a relaxed vibe with a friendly community, with a central green, playground and community centre (by aoc architects), and excellent established staples which include Ayre’s bakery and Soper’s wet-fish shop.

Other treats include El Vermut and Mother Superior bottle shops, Goodcup/Goodnights and BARD4100 (pizzas and bar). And there's a handy Co-Op with cash machine. The Pyrotechnists Arms and The Old Nun’s Head are strong locals (and we should also mention The Earl of Derby), and Peckham Bazaar is a favourite of ours (pan-Balkan menu) on nearby Consort Road.

Beer Rebellion, Peckham Cellars, Blackbird Bakery and Connie’s are all recommended, on the little stretch by qrp Station.

Central Peckham (home to cool Rye Lane) is an under-15 minute walk, for such delights as Peckham Levels and Forza Wine, The Bussey Building & Copeland Park complex, plus Market Building and various markets and pop-ups.

Walk a further five minutes to Bellenden Road with its independent high street and lovely shops, cafes and restaurants - examples are Artusi, The Sourcing Table, The Begging Bowl, Ganapati, Flock & Herd and Review book store.

It’s a short stroll to Telegraph Hill's gorgeous parks with views and a weekly Farmers’ Market (Saturdays from 10am) and also Peckham Rye Park and Common’s 113 acres.

Locally, Nunhead Cemetery is a beautiful Victorian one, one of ‘The Magnificent Seven’, with organised tours, and beautiful big trees and views.

For more options, Camberwell, New Cross, Deptford, Brockley and Greenwich are all but a short journey.

For little ones, there are good local nurseries, and primaries include Edmund Waller, Hollydale and Ivydale.
