Description
Tulchan Estate is a 21,768-acre Highland sporting and rural estate lying along the central course of the River Spey, east of the Cairngorms National Park. Its scale, diverse assets and dramatic setting underpin its reputation as one of Scotland’s finest sporting venues.

The Estate includes an eight-mile stretch of the world-famous River Spey (Tulchan Water) with four productive beats and fishing huts, plus extensive sporting interests comprising red and roe deer stalking, two driven grouse moors, a well-established pheasant shoot, newly established partridge shooting, wild duck flighting and a hill loch.

At the centre sits Tulchan Lodge, a recently refurbished Edwardian lodge with five principal reception rooms and 14 en-suite bedrooms, complemented by Knocktulchan Lodge (six en-suite bedrooms) and four holiday cottages which contribute to annual income.

The wider business includes five tenanted farms, an in-hand farm, forestry, fishing lets, a seasonal restaurant (Feast) and a small meat box business (Take Tulchan Home), with the Estate using a high proportion of game produce within its food offering.

The sale is structured as a share sale: Tulchan is the sole asset of Tulchan Sporting Estates Limited (tsel), with 100% of the shares offered for sale.

History

Tulchan Lodge was completed in 1906 for George McCorquodale, a printer and publisher who had been a frequent guest of Sir Philip Sassoon, then shooting and fishing tenant at Tulchan Lodge when it served as the "fishing box" of the Earls of Seafield. Tulchan Water and the Tulchan and Cromdale grouse moors were regarded as among the best in the UK and attracted royal guests including King Edward VII, King George V and King George VI.

Reminders of that era include the Royal flagstaff, "King Edward’s Hut" on the "A" beat, and the "batteries" on the "A" and "B" beats. Other notable visitors included Theodore Roosevelt, J.P. Morgan, William Vanderbilt, the Grand Duke of Luxembourg and King Leopold of Belgium.

Location
Tulchan Estate lies in the heart of the Scottish Highlands, along the central stretch of the River Spey, east of the Cairngorms National Park. The surrounding landscape is characterised by open moorland, productive farmland, native woodland and dramatic river scenery, offering exceptional privacy and a strong sense of remoteness while remaining well connected.

The local area is internationally recognised for salmon fishing on the Spey, driven grouse shooting, stalking and outdoor pursuits, with easy access to hill walking, skiing and wider recreational opportunities within the Cairngorms. The region also benefits from a rich cultural offering, including traditional Highland sporting estates, historic villages and some of Scotland’s most celebrated malt whisky distilleries along the Speyside Whisky Trail.

The nearest villages include Carron and Knockando, both of which provide local amenities and a strong rural community. The Estate sits within the historic county of Moray, an area renowned for its sporting heritage, whisky distilleries and unspoilt countryside.

Transport links are excellent for a Highland estate of this scale. Aberlour and Grantown-on-Spey offer further services, while mainline rail connections to Inverness, Aberdeen and London are available from Aviemore and Elgin. Inverness Airport provides regular domestic and international flights.

Directions
By road south from Inverness or north from Perth, take the A9 to Aviemore and follow signs for A95. Continue to follow the A95 crossing the River Spey at Grantown on Spey and continue for 8.5 miles before taking the B9102 on the left signposted to Advie. Follow the road, crossing back over the River Spey before turning right at the T junction and continue for a further mile to the entrance drive to Tulchan Lodge on the left. The postcode is PH26 3PW.

Inverness is the closest airport. Helicopters and cars can be hired. Inverness Airport has daily scheduled flights to and from Edinburgh, London Luton, Gatwick and Heathrow. There are nightly sleeper services (Saturdays excepted) between Inverness and London, calling at Aviemore, as well as services to other destinations throughout the country.
