Introduction & Exterior
This beautiful and grand character home, perfectly positioned between Tamworth town centre and train station, will prove very popular to those seeking a large period home. The property was built in 1896 on the aptly named Victoria Road, after the monarch who reigned during construction, and is set back behind a slabbed frontage with a brick wall and iron railing boundary.
The frontage provides comfortable parking for a single car, with permits available to park a further car or two on the roadside in front. Being close to the town centre, prospective buyers will be delighted to learn there are restrictions that only allow residents with permits to park on Victoria Road. Decorative steps rise from the frontage to the solid wooden front door, whereas the slabbing continues to the right where a passage leads to a secure gate providing access to the rear garden. The passage is wide enough for convenient bin storage whilst allowing a clear route through.
The rear garden is a magnificent size, especially for a town centre property. It comprise of three main sections: A long slabbed patio, the main garden lawn, and a raised play area. As depicted in the photographs, the patio is long and offers potential for a large outdoor furniture set. The lawn is landscaped with a curved slate border and has a path along the left side leading to the play area with further slate and gravel bordering to the left. The play area is a raised bark patch spanning the width of the garden at the far end. A combination of brick wall and wooden fencing provide the boundaries and there is a brick outhouse positioned just to the front of the lawn which offers excellent storage.
Ground Floor
First impressions of the interior will be exceptionally high as guests enter through the main front door into a vast hallway that has a glorious Minton tiled floor. Naturally with a house of this period there are high ceilings and this allows for a magnificent staircase which is immediately ahead to the right hand side. From the hallway there are doors leading off to both reception rooms, with an opening at the far end to access the kitchen and ground floor shower room.
The reception rooms are both a remarkable size and have open fireplaces as the main focal point. Both rooms have a set of two sash windows, with the rear reception room peering through to the conservatory. Exposed wooden flooring enhances the traditional appearance and in the front reception room there is a large recess which we believe was originally intended for the placement of a piano.
Moving through to the rear of the ground floor, viewers will discover two contemporary suites in the shower room and the kitchen. From this point on it is noted that the Minton flooring has changed to fabulous lvt flooring that covers the remaining area of the ground floor. The shower room is found via a short vestibule and includes a curved shower cubicle, wash hand basin atop cabinet and a toilet.
The kitchen suite is the most recent addition to the house and features a sleek set of units with low profile work surfaces and an island breakfast bar in the centre. The modern suite perfectly complements the character in the room, where the original chimney breast at the rear is opened to house a range oven. Included within the suite is a dishwasher and fridge freezer. A door to the rear of the room opens to a matching utility room suite that has space for a washing machine (with plumbing) and tumble dryer. A subsequent door provides an exit to the rear, just in front of the outhouses.
The final room on the ground floor is the conservatory, which is accessible from an opening in the kitchen. It conveniently fills the void between the rear reception room and kitchen to provide a large area for a dining table whilst having a delightful outlook to the garden. Others may use this as an additional seating area, but I have to agree that dining is its most ideal purpose. The conservatory has a sloped polycarbonate roof, and a set of French doors that open to the rear patio.
First Floor
Guests may their way up the angled staircase to a magnificent gallery landing that has a beautiful large stained glass obscured window to the side. As with the hallway below, the landing has a large area to manoeuvre with doors leading off to all four impressive bedrooms and the family bathroom.
The master bedroom is positioned at the front of the house and is a fantastic size, very similar to that of the lounge below. Similar to the lounge, there are two sash windows and an open fireplace. Beside this room is the smallest bedroom which is currently used as a dressing room. With all of the wardrobe units removed, it measures as a small double / large single room.
Bedrooms two and three are excellent supporting rooms that would be considered master bedrooms in most other houses. Again, both rooms have open fireplaces with iron surrounds. Bedroom three is directly above the kitchen and flowing that footprint has a door to access a separate bedroom area at the rear (above the utility). As this secondary room is only accessible through bedroom three, we cannot class it as a bedroom in its own right, but it certainly does have that feel to it.
Finally, we have the exceptional family bathroom suite. With eye-catching decorative monotone tiling to the walls and floor, and further classical green metro tiling around the bath area, this suite will be loved by viewers. The suite comprises of a free-standing-style bathtub with shower and screen fitted over, a pedestal wash basin, toilet and a heated towel rail. The suite is finished with attractive gold fittings, including the bath claw feet and the towel rail.
