Seller’s View
Melfort Cottage has been a truly special home for us. Built in the Arts & Crafts style, it has a character and feel that’s quite hard to find, with each room offering something a little different. The house sits right in the middle of the plot, surrounded by gardens, which gives it a real sense of space and privacy. It’s always felt incredibly peaceful here, tucked away yet still within easy walking distance of the village centre. One of the things we’ve loved most is how the house changes with the seasons. It’s wonderfully cosy through the winter months, and then in the summer it fills with natural light, with the gardens really coming into their own. It’s been a fantastic family home, and a place where we’ve been able to enjoy both the space inside and the setting outside in equal measure.
Jack & Chris's Comments – Melfort Cottage
This is one of those homes that’s hard to fully appreciate until you’re actually there.
From the moment you come down the driveway, there’s a real sense of privacy. The house sits right in the middle of the plot, surrounded by its gardens, which gives it a really peaceful, tucked away feel that’s quite rare locally.
Inside, it’s full of character. The two main reception rooms flow nicely into each other, which makes the space feel really usable day to day, but also great for hosting. You’ve got the log burner and open fireplace which give it that cosy feel in the winter, and then doors opening out to the garden which completely change the feel in the summer.
The kitchen sits separately, which will suit a lot of buyers, and with the added utility and larder space it’s very practical for family life.
Upstairs and downstairs combined, you’ve got five double bedrooms, which gives you a lot of flexibility depending on how you want to live. The ground floor bedroom with its own en suite is a really useful addition, whether that’s for guests, multi-generational living or just having that extra bit of separation.
Outside is where this home really comes into its own. The wrap-around garden gives you space in every direction, with plenty of privacy from the mature planting. There’s also a fully insulated outbuilding, which works well as a studio, office or even additional accommodation depending on what you need.
You’ve then got the double garage and plenty of driveway parking, which just adds to the practicality.
Location wise, it’s a great balance. You’ve got that quiet, secluded feel, but you’re still within walking distance of the village, close to good schools and not far from places like Horseshoe Lake for walks.
Overall, it’s a home with a lot of personality, plenty of space and a setting that’s hard to replicate, the kind of property that doesn’t come up often.
Area View – Yateley & Chandlers Lane
Yateley is one of those areas that continues to attract buyers looking for a balance between space, greenery and everyday convenience. It has a strong community feel, good local schooling and easy access to surrounding towns like Camberley, Fleet and Farnborough, along with road links via the M3.
One of the biggest draws to the area is the amount of open space on your doorstep. Places like Horseshoe Lake and Yateley Common offer some of the best walking and outdoor spots locally, which is a big part of why people choose to stay in the area long term.
Focusing more specifically on Chandlers Lane, this is one of Yateley’s more established and sought after roads. It has a slightly more rural feel compared to other parts of the town, with a mix of character homes and larger plots, which gives it a different feel to newer developments.
You’re still within walking distance of the village centre, so everyday amenities, shops and local cafés are all easily accessible, but you also get that quieter, more tucked away setting.
Overall, it’s a location that offers privacy, space and a strong sense of community, while still being well connected, which is exactly why homes here don’t come up all that often.
