Description
Vine Cottage is a charming and characterful family home, dating back in parts to circa 1690, set within a particularly pretty Oxfordshire village close to the River Thames and the nearby market towns of Wallingford and Henley on Thames.

The property is approached via a welcoming entrance hall featuring a washed limestone floor, exposed beams, and a characterful brick fireplace housing a woodburning stove, immediately setting the tone for the rest of the house.

Leading off the entrance hall is the dining room, which incorporates the staircase rising to the first floor and in turn opens into the sitting room. The sitting room enjoys a wonderful dual aspect overlooking the garden and features an exposed brick wall with inset log burner, creating an attractive and comfortable living space.

At the opposite end of the house, and also accessed from the entrance hall, is the kitchen, which is fitted with a range of base and wall units together with a large Lacanche oven. The kitchen opens directly into the conservatory, which overlooks the grounds and garden and provides an excellent informal dining or seating area.

Completing the ground floor is a separate family room, ideal for use as a playroom, study or snug, together with a cloakroom.

On the first floor, the accommodation comprises four double bedrooms. The principal bedroom benefits from a range of built in eves storage and an en suite shower room. Bedroom two offers generous proportions and could, if desired, be divided to create two smaller bedrooms. Bedrooms three and four are both doubles, the floor is completed by a well appointed family bathroom and two large eves storage cupboards.

Outside, Vine Cottage sits within attractive and mature grounds, providing a well proportioned garden together with open views over meadows to the front of the property. A pathway leads from the lane up to the cottage itself. Tucked discreetly away within the garden is a separate home office, offering a private space for working or hobbies, with an attached workshop and garden store to the rear.

To the front of the property there is ample driveway parking, providing access to a double garage and a rear car port. In all, the property sits within grounds extending to just over one third of an acre.

Location
South Stoke is a highly sought after village set within a designated Area of Outstanding Natural Beauty in the southernmost part of Oxfordshire. Lying on the River Thames between Goring on Thames and North Stoke, the village enjoys a particularly picturesque setting and a strong sense of community.

The village offers all the essentials of traditional village life, including a 13th century Anglican church, a well regarded pub and restaurant, a primary school, village hall, recreation ground with a fully equipped children’s play area, and a village shop. A wide range of social events are held throughout the year, and thriving local groups include the wi, bellringers, and angling society. For boating enthusiasts, the village also benefits from its own slipway to the River Thames.

More comprehensive facilities can be found in the nearby market town of Wallingford, as well as in Henley on Thames and Reading.
