A stunning two bedroom home with A sun-soaked south-facing garden and A standout entertaining space

Welcome to 5 The Paddock, Hull - a home that has been lovingly renovated and beautifully maintained, offering far more than first meets the eye.

From the moment you step inside, you get a real sense of warmth and care, with hard flooring throughout the ground floor, a cosy living room with electric fireplace, and a spacious, well-appointed kitchen designed for everyday living.

Step outside and the property really comes into its own. The south-facing rear garden is a true sun trap, perfect for entertaining, relaxing, and making memories. At the far end, you’ll find a fantastic outbuilding, currently used as a “man cave” or “she shed” - an incredible bonus space that completely elevates what this home offers.

With off-road parking, shared side access, and a layout that simply works, this is a home that delivers both lifestyle and practicality in equal measure.

From the agent’s perspective

This is one of those homes that just feels right the moment you walk through the door. It’s been thoughtfully improved over time, and that care shows in every room.

The living space is comfortable and inviting, while the kitchen offers the kind of storage and usability that makes day-to-day life easy. Upstairs, the bedrooms are generous, with the master benefitting from fitted wardrobes and additional storage.

But what really makes this home stand out is the outside space. The south-facing garden is a genuine highlight - private, sunny, and ideal for entertaining. The addition of the outbuilding takes it to another level, giving you a completely separate space to relax, entertain, or unwind.

The loft space, accessed via a fixed staircase, adds further flexibility and gives the home that extra bit of versatility buyers are often looking for.

Location-wise, you’re perfectly placed. Pickering Park is just a short walk away, ideal for dog walks and getting outdoors, while Anlaby’s shops and amenities are easily accessible.

Quite simply, this is a home that offers more than most - and it’s one you need to see in person to fully appreciate.

From the seller’s perspective

Over the past five years, i’ve put a lot of time and love into this home, and it’s been incredibly special to me. Watching my grandchildren play in the garden and enjoying time with family here are memories i’ll always treasure.

The garden has been a huge part of that - it’s such a lovely space to spend time in - and the outbuilding has been brilliant for relaxing and entertaining.

I originally planned to stay here long term, but having met someone new, i’m now ready to move on to the next chapter. It’s not an easy decision, and i’ll be genuinely sorry to leave, but I hope the next owner enjoys this home as much as I have.
