Sellers view-
It's been truly great to have a dedicated outdoor space that is my own with my first home on a budget at the time and the additional storage space with the shed. Incredible transport links with West Reading station nearby meaning ease of access to London on foot and town is just a short walk too.
Fairly quiet neighbours either side, older family on one side who make no real noise, younger children on the other but have had no problems with them. Upstairs is currently a lady who is quite too so I feel super safe and secure here, even when I am not at home.
Great transport links and amenities in the area have been such an important benefit of living here, I can easily do all things with in a 15 minute walk including gym, social life and shopping. Set back from the Oxford Road so no extreme traffic or people noise. It's been an ideal first home and couldn't have asked for more so close to town. I'll be sad to say goodbye but my partner and I are moving to upsize together at a later date.
Kiel's view-
Positioned on Catherine Street, RG1, this one double bedroom Victorian ground floor apartment offers something that’s increasingly hard to find at this price point – character, convenience and your own private rear garden.
Inside, the home is well presented and ready to move straight into. The fitted kitchen is smart and practical, offering ample storage and workspace, while the bathroom and WC are positioned to the rear for privacy. The double bedroom is a great size, and the living space feels comfortable and inviting – ideal for first-time buyers wanting a place that feels like home from day one.
For first time buyers, this is a genuine step onto the property ladder in a central Reading location without compromising on outdoor space. Having your own garden in RG1 is a real lifestyle benefit – space to relax, entertain friends or simply unwind after work.
For investors, the numbers stack up. With an expected rental figure of £1,200pcm, the property offers a net yield of approximately 7.45%. In a strong commuter hub location within walking distance of the town centre and mainline station, demand for well-presented one bedroom homes remains consistently high.
Whether you’re buying to live in or let out, this is a smart move in a proven location.
Area view-
Catherine Street sits within central Reading (RG1), placing you right in the heart of one of Berkshire’s strongest commuter towns.
Reading Town Centre is approximately 0.7 miles away (around a 12–15 minute walk), offering an extensive mix of shopping, dining and leisure facilities including The Oracle, riverside restaurants and major retail brands.
For commuters, Reading railway station is roughly 0.8 miles away. From here, direct trains run to London Paddington in as little as 23–25 minutes via the Great Western Railway, as well as services on the Elizabeth line providing direct connections across London. Junction 11 of the M4 motorway is also within easy reach by car, ideal for those commuting West towards Newbury or East towards London and Heathrow.
Solo & Couple Activities:
Living centrally means everything is on your doorstep. Riverside walks along the Thames, coffee dates in independent cafés, gym sessions, yoga studios and evening drinks all sit within walking distance. The town also benefits from cultural venues such as The Hexagon for live performances and events.
Green Space:
For outdoor time, you have beautiful open spaces close by including Forbury Gardens (approx. 0.6 miles) and riverside paths along the Thames and Kennet. These spaces are perfect for morning runs, weekend picnics or simply escaping the pace of town life.
If you’re looking for a central Reading property that combines Victorian character, private outdoor space and strong commuter credentials, this one deserves your attention.
