A rare opportunity to acquire a character-filled 3/4 bedroom detached cottage of considerable charm and flexibility, believed to date from circa 1850. Occupying an elevated, semi-rural setting, Primrose Cottage commands far-reaching views over the Firth of Clyde towards the Holy Isle and enjoys a wonderfully convenient position just a short walk from the village of Whiting Bay and its sandy shoreline.
The property has been thoughtfully configured to offer versatile living across two floors, with an arrangement that lends itself particularly well to families, those working from home, or indeed purchasers seeking accommodation suited to multi-generational living. The cottage extends to approximately 163 square metres in total and retains much of its original character whilst offering comfortable and practical day-to-day living.
At the heart of the ground floor lies a wonderfully sociable open plan kitchen and dining room - a generous and inviting space in which the focal point is a handsome feature stove. There is ample room for a free-standing range cooker, and the room flows naturally into a well-proportioned utility room, providing excellent storage and space for white goods. A further internal door from this area leads conveniently through to the bathroom and a separate WC, an arrangement that works particularly well for a busy household.
A striking and notably spacious principal living room occupies the eastern portion of the ground floor, again centred around a statement stove that lends warmth and atmosphere. A separate staircase rises from this room to what would make an ideal teenager's suite or independent guest accommodation, offering a degree of privacy rarely found in a property of this type.
Adjacent to the living room, a delightful garden room opens onto views across the mature grounds and the countryside beyond. This versatile space additionally provides access to a fourth bedroom or home office, a most useful addition which could equally serve as a studio or creative workspace. The structure, positioned on the gable wall, presents a genuine opportunity for a purchaser to install a more contemporary glazed extension or conservatory, subject to the appropriate consents, dramatically enhancing the connection between inside and out.
From the kitchen and dining room, a characterful spiral staircase rises to the first floor, where two further well-proportioned double bedrooms are found. Both rooms benefit from the elevated position of the cottage, and the landing offers a natural connection between these upper rooms and the sociable heart of the home below.
Heating throughout is provided by a back boiler serviced by the wood burning stove, an efficient and characterful arrangement well suited to the island climate.
To the front, there is a driveway providing off-road parking. The gardens are a particular feature of the property: Mature, thoughtfully planted and offering both sunny open terraces and sheltered areas of seclusion. Garden sheds are included within the sale. The grounds provide a simply wonderful environment for families with young children or pets, and the pathway from the house leads directly down to Whiting Bay, with the village primary school accessible on foot within five minutes.
Area Description
Primrose Cottage is located in the picturesque area of Knockenkelly and is a short walk to Whiting Bay, which is located on the south-east corner of the island and overlooks the Firth of Clyde, with views across to the Ayrshire coast and the hills of Dumfries and Galloway. The village provides a general store (deli, coffee shop, grocers, newsagent), post office, pharmacy, café/bar, restaurant, bistro and a hardware store. There is also a craft outlet and art gallery, as well as a picturesque 18-hole golf course. Primary schooling is available in the village (5-minute walk) and secondary schooling is found at the High School in Lamlash. The surrounding area provides some of Arran’s most scenic walks, not only along the shoreline, but also through the forest to Glenashdale Falls and Giants’ Graves.
The Isle of Arran, approximately 167 square miles in area, is sometimes referred to as “Scotland in miniature”, as it is divided into highland and lowland areas by the Highland Boundary Fault. The island is a popular destination for geologists, due to the substantial volcanic activity around 16 million years ago in the Tertiary period. There are many stone circles and standing stones dating from Neolithic times, including those on Machrie Moor and the Giants’ Graves above Whiting Bay. Arran is approximately 60 miles in circumference and has some of the finest scenery in Scotland, with excellent walking, rambling and sea and trout fishing. Tourist attractions include Brodick Castle, two distilleries, Arran Heritage Museum and Machrie Moor standing stones. Natural beauty is the main attraction, however, with the island’s highest mountain, Goatfell, a popular walk. There are seven golf courses on the island with ‘Primrose Cottage’ ideally positioned for easy access to Whiting Bay Golf Club.
