Hare Cottage: The accommodation is arranged as follows:living room with impressive inglenook fireplace + wood burning stove, fully fitted kitchen with space to dine, WC, staircase down to vaulted cellar with mullioned window, staircase up to first floor landing providing access to three good sized bedrooms & a contemporary bathroom suite.
“Eco Barn”: situated just across the courtyard & comprising office + double garage to the ground floor & a large open plan reception/bedroom suite with shower wet room to the first floor.
Outside: Rear: private courtyard parking + amenity space, access to double garage/workshop & pathway to an established “secret garden” providing a secluded outside space.
Vendor’s statement: "When we bought Hare Cottage in 2005 it was a house that had lost its personality and character. Obviously, the cottage has gone through changes during its 500 years history, and more recent adaptations had been made to meet the needs of the previous elderly owner, including filling in of the amazing inglenook and cellar and installation of 1970's windows to the rear. The condition of the cottage had put many buyers off, but we could see the potential to make it into a beautiful and unique home. Over the next 15 years we renovated the whole house and barn, making sure that we respected its history and character whilst building in technologies for modern living.
One focus was on minimizing the environmental impact of the cottage, reducing energy costs and using green materials to create a healthy living space. Insulation was improved through double-glazing, loft insulation and replacement of the thatch. Rather than going down the oil route for heating, as many properties in the village have, hot water and heating is through an air source heat pump and solar thermal panels. The barn annex was a shell when we bought the property, so to make it work as a comfortable living space we renovated it to the highest eco standards, including full internal wall insulation with hemp and lime plaster, roof and floor insulation, and installation of the air source heat pump and solar panels. The renovation as an eco-barn was so successful that it was used as a case study in Oxfordshire's Cosy Homes initiative.
Hook Norton is a vibrant village with many services and social groups. We have a shop with a post office, a butchers, a dentist, a gp's surgery, three pubs, a brewery, two churches, a brilliant children's playground, and a busy sports and social club! There are a range of groups such as the bell ringers team, film club, football and tennis clubs, low-carbon group with a car club, and an amateur dramatic group.
