The modern town of Dalgety Bay was established in 1965 on land that had formerly belonged to both the Crown and the Donibristle Estates. Sitting on the north shore of the Firth of Forth, some fourteen miles north of Edinburgh, it is within easy commuting distance of the capital. Owner occupied with an excellent home report, this contemporary detached four-bedroom family home is stone clad with a pitched tile roof incorporating a striking feature dormer window.
The house was built in 2001 and sits on a quiet cul de sac; set back from the road, it has a monoblock paved area to the front that provides ideal parking. The front door opens into the inviting hall that has polished floorboards and an under stair 'Harry Potter' cupboard, while enhancing its own natural light by taking further light from the family room and sitting room through their glass panelled doors. The family room, at the front of the house, provides an additional room that can be used as a quite retreat or a children's playroom, or a fifth bedroom, if needs be. The spacious bay windowed sitting room has a traditional fireplace with a marble hearth and back panel and painted wooden mantle and surround and houses a flame gas fire. The dining room adjoins the sitting room and can also be accessed from the kitchen. It has French doors opening onto the back garden and is sized to accommodate a large dining table and chairs. The fashionable white symmetric kitchen offers plentiful storage and down lit work surfaces with a full complement of integrated appliances. Leading off the kitchen, the naturally lit utility room, with access to the back garden, has built in storage, a sink and draining board and both washing machine and drier. A WC completes the ground floor layout.
The principal bedroom and its en-suite bathroom stretch the full width of the house; the bedroom overlooks the back garden and has an expanse of built-in wardrobes. The attractive tiled en-suite bathroom has both a whirlpool bath and a separate shower cabinet; a dormer window naturally lights it. There are two very well-proportioned double bedrooms, both with built-in wardrobes, that will comfortably fit all necessary furniture and a further smaller bedroom that could also be suitably used as an office or study. The windowed and tiled family bathroom has a three-piece suite with a shower bath and the basin set in a vanity unit. The gas fired boiler is located within the landing cupboard and there is a ceiling hatch for entry to the roof space that is partially floored and insulated.
The larger part of the enclosed back garden is lawned; there is a paved and gravelled area running along the width of the rear façade of the house and a timber decked patio parallel to the rear boundary. There is also an established shrubbery and a timber garden shed.
The house is double glazed and has gas fired central heating.
Location
Lieutenant Brian Denyer Sales was a naval officer who had served on the destroyer hms Matchless in 1943, the ship being involved in Arctic convoys and the sinking of the renowned German battleship Scharnhorst in the Battle of the North Cape. He was posted to hms Merlin, Donibristle, for a brief period late in 1946. The street is named after him to commemorate both him and the poignant poem he etched on a window of the sick bay in the barrack huts at Donibristle. The actual pane was removed from its original location and is now exhibited on the west end wall of Dalgety Bay Library.
Building of the new town of Dalgety Bay began in 1965 and is a numerous winner of the Best Kept Small Town in Scotland title.
