Owners Comments...
We fell in love with this home for one reason above all-location. Tucked just off the A40, it offers fast, direct access into Central London while keeping you close to family and everything West London has to offer.
Ruislip itself has been just as special. It’s a warm, welcoming community with a real neighbourhood feel-somewhere we instantly felt at home.
This is where we started our family, surrounded by parks, green spaces and plenty to do with young children-perfect for making lasting memories.
Everything you need is on your doorstep. South Ruislip station is just a 5-minute walk away, with Westfield reachable in 15 minutes and Oxford Street in around 30. Shops, supermarkets, restaurants and the cinema are all within a short stroll.
It’s been an incredible home-defined by convenience, community and unforgettable memories.

James The Agents Comments....
For me, this one really stands out because it ticks so many of the boxes buyers are looking for right now.
Firstly, the space, at over 900 square feet, it’s larger than a lot of three-bedroom flats you’ll see locally, and that really comes across as soon as you walk in. The layout works brilliantly, especially with the open-plan living area, which has become such a key feature for modern living.
The two balconies are a big win as well, not something you find every day, and they give you that all-important outdoor space, which makes a real difference.
From a practical point of view, the underground parking and that huge walk-in storage cupboard are genuine bonuses. It’s those little things that make day-to-day living that much easier.
And then the location - being so close to South Ruislip station and the A40 makes it ideal for commuters, which is always a strong driver of demand.
Finally, the fact it’s chain free and in excellent condition means it’s ready to go, which is exactly what a lot of buyers are after.
All in all, it’s a really well-rounded modern property that I think will appeal to a wide range of buyers.
