Imagine waking up in the heart of a quintessential Buckinghamshire village, where history meets contemporary living. The Grain Store, an iconic and striking period home, quietly imposes its charm on Ivinghoe. This rarely available property, dating back in parts to circa 1645, offers not just a house, but a lifestyle, seamlessly blending historical character with comfortable, modern living. Every detail has been carefully considered, from its thoughtful refurbishment to the elegant extensions, ensuring a flexible space finished to an impeccable standard for 21st-century needs.

Step inside and discover the inviting ground floor, where daily life unfolds with style and practicality. The thoughtfully and stylishly designed kitchen is a culinary delight, perfect for creating memorable meals and entertaining guests. Benefitting from a large range cooker, built in appliances, pantry-style cupboard, as well as ample space for a large table and chairs. Positioned toward the top of the lane the views from the kitchen window, down through Ivinghoe and across towards Mentmore Towers, are sensational.

Adjacent, the comfortable living room beckons for cosy evenings and cherished moments. Boasting a stunning open brick fireplace with period wooden surround. There is space for large sofas to enjoy with family or friends and historic wooden beams galore to savour. A more modern rear extension creates a large rear lobby and utility room (with ground floor WC) for all your practical lifestyle needs.
This home truly surprises with its versatile accommodation spread across four floors. The tanked basement offers a fantastic and flexible space, whether you envision it as a media room for movie nights, a place to work or work-out, or even a fun-filled playroom, it offers scope to please.

The second bedroom is charm personified, with wooden beams and period detailing to truly wow. The crowning glory awaits on the second floor: A superb, airy, triple-aspect principal bedroom. This private sanctuary, complete with vaulted ceilings and a luxurious en-suite, offers breathtaking light and views, a perfect retreat to unwind and recharge.

Outside, a low-maintenance, secluded courtyard garden awaits. Naturally enclosed, this private oasis is perfectly sized for delightful alfresco dining, morning coffee, or simply a peaceful moment of contemplation.

The location

Ivinghoe is a small village at the foot of the Chiltern Hills within an Area of Outstanding Natural Beauty and close to the ancient wood land of The Ashridge Estate. Formerly a town with Viking origins, hence the Old Town Hall in the High Street, the village retains many of its older buildings and its 'English Village' atmosphere. On the High Street you will find the Village Shop and Post Office. There is also a Florist and Pharmacy. The quintessential village green, 'Ivinghoe Lawn', with its Village Hub is a short walk away offering a lovely family orientated space. A Doctors surgery, Curry House and larger village shop can be found in the connected neighbouring village of Pitstone.

Set within the heart of Ivinghoe village, the property itself is a moment's stroll from the popular ( and this Estate Agents's personal favourite) Rose & Crown Public House, as well as the Ivinghoe Golf Club. There is a bridleway that offers a wonderful opportunity to explore the local countryside, with a direct route to Ivinghoe Aston and Edlesborough, as well as pathways up to Ivinghoe Beacon and beyond. The famous 'Pitstone Windmill' is again just a short walk away and offers wonderful scenic views and walks to enjoy.

Brookmead is the local primary school, with The Tring School, The Cottesloe School, Aylesbury Boys Grammar School, Aylesbury High School for Girls and the Sir Henry Floyd Co-Ed Grammar School of Aylesbury within catchment for secondary education. Further amenities can be found in the market towns of Tring and Berkhamsted, both just short drives away.

For rail services, both Tring Station and Cheddington Station are just a 5 minute drive away offering regular and direct services both to London Euston and to the North. For road links, the A41 is within easy reach and will take you to the M25 in just over 10 minutes.
