About this property

This wonderful four-bedroom Edwardian house sits in a popular part of Clapton, north-east London, opposite the beautiful Millfields Park and moments from the shops, delis and restaurants of Chatsworth Road. Behind its ornate period frontage lie a series of bright and open spaces finished with rich materials and considered details. At the rear, the current owners in collaboration with McNeil Architects have added a light-filled extension that feels as though it merges the interior plan with the green, well-planted garden beyond.

    The Tour

Casimir Road is quiet and tree-lined, with more greenery provided by Millfields Park just metres from the front door. A gate at the front of the house opens to a neat garden, and its smart navy-painted stained-glass front door sits above three steps.

Recently renovated in 2022, the house has been gently transformed under current ownership. The house has been rewired and replumbed, and the ground floor opened up to create unobstructed lines of sight and an enhanced brightness throughout. There is also underfloor heating throughout the ground floor.

A sitting room is at the front, with a fantastic tripartite bay window. A period fireplace sits on one side, framed by open shelves. Adjacent is a versatile space with more shelving and a period fireplace, now painted white and used for log storage. Timber floors extend across the entire level.

The voluminous open-plan kitchen and dining room flows naturally from the sitting areas. In the former, London plane timber has been used to create mid-century-inspired units, topped with bespoke concrete counters. A central island with an induction hob delineates the kitchen from the dining area, which is oriented around a built-in bench. Brightness is beckoned in through the large glazed doors at the rear, but also through perfectly placed deep-cut rooflights above.

There are three quiet bedrooms on the first floor, all with soothing white-painted walls and floorboards. The largest has substantial built-in wardrobes and, along with a more modest bedroom next door, has a tripartite bay that frames verdant views over the park. A smart bathroom on this storey has rich brown-painted walls; there is also a separate ground-floor WC with Mandarin Stone tiles.

The uppermost floor is dedicated to a wonderful bedroom that could serve as a principal if desired; it has skylights, soft carpeting and a generous bank of built-in wardrobes. Walls have been finished in a simple white. An en suite bathroom, partly painted in olive green, adjoins.

    Outdoor Space

An abundant garden extends at the rear, with a terraced area nearest the house - a convenient arrangement for summertime dinner parties. Beyond is a lawn, and trees and plants around the fringes include olive trees, bamboo, jasmine, evergreens, winter clematis, fern, a cherry tree, and a pear tree. A marvellous blossom tree erupts with white flowers each spring.

    The Area

There is some wonderful greenery in the local area, not least Millfields Park, which sits in front of the house and has children’s play areas, basketball courts, tennis courts and an outdoor gym. Hackney and Walthamstow Marshes lie to the east, as does the Lea River towpath; a pub here, The Anchor and Hope, is especially lovely on a sunny afternoon.

Chatsworth Road is a short walk away. The street is known for its weekly food market as well as its brilliant café scene: Leo's, Stones and Fink's are among local favourites. There is also a wonderful independent cinema, The Castle, and atmospheric local pubs.

Lower Clapton is also within walking distance; noteworthy haunts include local wine bar and shop 107, Lucky and Joy, Mambow and My Neighbours the Dumplings. Blok is close to home and has excellent exercise classes, a gym space and a sauna.

Clapton station is around a five-minute walk away and runs Overground (Weaver line) services towards Liverpool Street for connections into the city and across London. The area is also well-served by buses.
