A turn-key village home in beautiful Highland Perthshire

Description
Strathappin View was built around 15 years ago. The exterior is an attractive mix of stone and timber cladding, harled walls, over-hanging eaves, and dormer windows, giving the house a traditional look that sits comfortably in its setting. Internally the rooms are bright and modern, with large windows that bring in plenty of natural light and make the most of the views.

The reception hall is a room in itself and would be ideal for entertaining, with floor to ceiling glazing opening onto a covered veranda. From here there is access to the main living spaces, which include a sitting room with wood-burning stove, a study (that could also work well as a fifth bedroom), and an open-plan dining kitchen. There is also a utility room and a shower room on the ground floor.

The kitchen is fitted with cream-painted timber units, a Rangemaster cooker and a central island. There is a dining area in the centre of the room, and space for comfortable seating in front of floor to ceiling glazing overlooking the garden and the westerly hills. Adjacent is a utility room and a back door to a veranda that catches the morning sun at the rear of the house.

There are four double bedrooms on the first floor. The main bedroom is a generous room with a large en suite bathroom. Bedroom two is positioned above the garage and is even larger, sharing a bathroom with the remaining two smaller but good sized double bedrooms. All the rooms on the first floor enjoy far reaching views of the surrounding countryside.

Outside
Strathappin view sits within a neat enclosed garden of around half an acre. It is approached by a gravel driveway and there is space to park several cars in front of the house. The overhanging eaves of the house create sheltered spots to sit out in good weather. The garden is beautifully maintained with raised beds, an ornamental pond, herbaceous beds, specimen trees (including birch, hawthorn, willow and hazel) and a clipped beech hedge forming a neat boundary with the roadside.

Location
Strathappin View is located in the village of Dull which is midway between Aberfeldy and Kenmore (3.5 miles and 4.5 miles away respectively). Being slightly elevated it has far reaching views to the western hills. Dull is a small community centred around a historic church on the site of an early Christian monastery. Aberfeldy is the nearest main centre and has most essential services, including a medical practice and legal services.

Breadalbane Academy provides nursery to sixth year education and has excellent facilities that also serve the wider community. The town has a great selection of shops, cafés, restaurants, and galleries, as well as the Birks cinema which hosts a variety of community activities.
The house is in the heart of highland Perthshire and surrounded by beautiful and often spectacular scenery. There are local walks up into the hillside forest as well as riverside walks to Aberfeldy and Kenmore. The Birks of Aberfeldy is a spectacular waterfall walk starting in the centre of the town. Schiehallion and Ben Lawers are two local munros popular with hillwalkers. There are local golf courses at Mains of Taymouth, Aberfeldy, Strathtay and Pitlochry as well as opportunities for water sports on nearby lochs and rivers. Fishing is available on the rivers Lyon, Tummel and Tay.

Perth is about 34 miles away, while Edinburgh and Glasgow are both within 80 miles. Train stations at Pitlochry (18 miles) and Dunkeld (21 miles) have direct links to Inverness and London. The A9 is about 14 miles away and is the main route north to the highlands and south to Edinburgh.

All distances and travel times are approximate.
