Description
Built in 2021 and designed in the style of a barn conversion, but with all the advantages of new build, including the balance of the 10 year build warranty, this is a very impressive and well presented detached family home. Large aluminium double glazed windows fill the property with light, via an east-west orientation, enhancing the overall feeling of space, with the accommodation covering some 4,459 square feet overall.
General features are numerous to mention, but include oak flooring, skirtings, staircase and ceiling beams, with carpeting to the bedrooms and tiling to the shower rooms. The heating is an underfloor wet system downstairs and radiators upstairs, using an air sourced heat pump, negating the need for either oil or gas.
The very spacious Neptune fitted kitchen/diner is perhaps the highlight of the property, featuring an end to end vaulted ceiling, with exposed beams, with more than enough space for a family dining table, as well as the huge island unit, finished with an adjoining circular, four person breakfast bar. Appliances include a modern electric Aga, and an integrated Neff larder fridge, dishwasher, microwave, Quooker hot tap and coffee maker. There is also a concealed double larder unit, fitted with spice racks, shelving and drawers.
The kitchen is open to the family room, with both rooms opening directly onto the rear landscaped terrace, with outside stone semi circular seating and built in cupboards under a worktop (with water and electricity), designed to complement a BBQ unit.
There are two further separate reception rooms, one used as a formal sitting room with a modern wood burning stove, again opening onto the rear terrace and one used as a games room and currently fitted with a drinks bar. There is also a good sized study too.
Outside, there is a private gated drive, with extensive parking and the potential, subject to planning permission for a garage building (an advice letter received from Wealden District Council is available through Savills Tunbridge Wells).
The rear garden backs onto the extensive paddocks and some areas of woodland which protect the property to the side and rear, making up a total landholding in all of approximately 14.13 acres.
