Hazel Mount, Pilton

Property Description: Hazel Mount is believed to be one of the oldest cottages in this thriving and picturesque Somerset village, occupying an elevated position with delightful views towards the church. Rich in character, the property showcases period features including exposed beams and wooden flooring, and has been extended over time. While offering considerable charm, it would now benefit from a programme of updating.

Located in a wonderfully private and tucked-away setting, the cottage nevertheless remains conveniently located within easy walking distance of the village amenities, including a shop, post office, public house and village hall.

The front door opens into the living room which is has both south and north facing windows and on a sunny day the light floods in. To one end of the room is a wood-burning stove and French door that opens out onto the large terrace at the rear of the cottage. The kitchen/dining room has a rustic feel with a wooden floor and is the hub of the home with space for a large dining table and a beautiful pale blue Aga. The kitchen as it stands is functional but would benefit from some modernisation. This room is triple aspect with a stable door that opens out to the west facing garden. At the other end of the cottage you step down into a further reception room which would make the perfect study or snug room. This room is also triple aspect and has a door out to the front garden.

The stairs ascend from the living room to four bedrooms and a family bathroom. The upstairs is equally as charming with wooden boarded floors and beams. The two double bedrooms at the far end of the cottage both have stunning views over the village towards the Church.

Outside: The gardens at Hazel Mount wrap around the cottage and are as charming as the property itself. To the front is a stone wall with a picket gate and a path that leads to the front door, which also then continues around the cottage. To the east is a lawned area with mature shrubs and small trees and a parking space for one car. There is potential to create more parking and subject to the necessary consents a car port or garage could be added. To the west, the garden extends with a level lawned area and a summer house from which the views across the village to the church open out - a quintessentially English view! To the north of the property is a large terrace and then the garden continues down towards the valley.

Location: The house is situated in the heart of the Pilton and within walking distance of all the village amenities. Pilton lies between the towns of Glastonbury, Wells and Shepton Mallet and is known for its green spaces and pretty stone cottages, as well as the world famous Glastonbury Festival (for which the lucky purchaser of this property will get free tickets). This thriving village has a shop, a fabulous pub with venue and garden, community run coffee shop, post office, playing fields (including skate park and tennis courts), church, chapel, playgroup, allotments, a community orchard and numerous clubs. The village is also home to The Pilton Stage and Village Hall which acts as a community venue for music, events & functions. Throughout the year the village hosts several well attended events including the village flower show and fete not to mention the Glastonbury Festival. The village is steeped in history with almost 70 listed buildings including the 11th Century Church and the restored 14th Century tithe barn which is now used for a variety of village events.
