Set back from the road, the property benefits from generous off-road parking for several vehicles and includes an EV charging point. Inside a welcoming sense of light and space flows throughout. The ground floor is particularly well designed for both family life and entertaining, featuring a double reception alongside a dedicated dining area-ideal for gatherings large or small. The newly fitted kitchen is stylish and functional, with exciting potential to knock through into the unusually large utility space and create a larger open-plan kitchen/living space, subject to the necessary consents.
A standout feature of the home is the versatile home office/annexe, complete with its own shower room, offering excellent flexibility for guests, independent working, or multi-generational living. There is also a gym on this level
Upstairs, four well-proportioned bedrooms provide comfortable accommodation, while a charming mezzanine-level book nook creates a unique retreat-perfect for reading, relaxing, or quiet reflection. Plantation shutters throughout enhance both privacy and aesthetic appeal, while amplifying the home’s bright and airy feel.
To the rear, the mature garden enjoys an easterly and sought-after southerly aspect, making the most of natural sunlight throughout the day-a wonderful setting for outdoor dining, play, or simply unwinding.
Location
Brangwyn Avenue is situated in a popular and well-connected area of Brighton, known for its community feel and accessibility. A range of local amenities, well-regarded schools, and green open spaces are all within easy reach, making it particularly appealing for families. Excellent transport links provide convenient access into central Brighton, with its vibrant mix of shops, restaurants, and seafront attractions, as well as routes out towards surrounding areas.
A bright and adaptable home in a prime Brighton setting, offering space, versatility, and future potential in equal measure.
What the owner says....
There are so many other wonderful things we love about the house, the staircase and expanse of the 1st floor has always been rather eye catching for us. The office is a large and airy space to focus when working from home and the kitchen and utility has worked well with the casual breakfast bar perfect for busy mornings. We decided on a low maintenance back garden, that is just a really nice space to sit and enjoy some peace listening to the birds sing but also a nice area to socialise which is not over looked.
Over the time we have lived here we have made a some improvements such as new windows and shutters to the front of the house, replaced the dual aspect roof on the existing extension, created the utility room, kitchen renovation, family bathroom has been renovated and the back garden has been landscaped.
The Brangwyn Estate is a wonderful area to live, in the summer it appears very green and leafy and it always feels so peaceful. Our direct neighbours are all lovely people and there is a feeling of warmth and community in the area.
In terms of location it has been perfect for us, the locals schools (Patcham & Westdene) are all walkable distance, Patcham village is a 5 minute walk away with a parade of useful shops including a coffee shop, co-op, bakery, hairdressers, dentist and post office. Hove and Preston Park are also very close by.
We will miss this home greatly!
