About this property

Big and bright first floor Victorian conversion flat with a really long lease, on a tree-lined Nunhead back-street bordering Peckham, close to central Nunhead, and to three Zone 2 stations: Nunhead (nine minutes by foot), Queen’s Road Peckham (eight) and Peckham Rye (13). The latter two offer Windrush line services, while Nunhead delivers handy Thameslink trains.

The flat has been tastefully-refurbished by the current owners, with a light and neutral decorative scheme, a good flow/layout, and strong inbuilt storage.

You share a hall with just the one flat under yours. Open your own front door and take the stairs up to a half-landing area. From here your delightful double-aspect bedroom is set to the back of the building, of over 16 feet by over 8 feet, with a fitted three-doored corner closet. Engineered oak flooring impresses.

Next door is your smart and windowed bathroom with faux-marble tiling, white sanitaryware, and on-trend monochrome fittings including the over-bath shower.

Up to the main landing and you have custom-made storage cupboards, next to the door to your east-facing, twin-windowed reception room. This is 15 feet by 11 feet, with plenty of space for your sofas. An opened-up fireplace hosts a wood-burner. A warming focal point. Engineered oak set on an angle is a further pleasing feature.

Your sleek eat-in kitchen sits open-plan to the reception. This has modern matt units and high-end integrated appliances (which are included in the sale).

What’s around? Local green spaces include the Telegraph Hill Parks (cute Saturday market worth a mention in the lower park), Peckham Rye Park and Common, and Nunhead’s beautiful Victorian cemetery.

Nunhead Lane is but a short walk, for an active community centre and independent shops and cafes etc. These include Ayre’s bakery, Soper’s wet fish shop, Goodcup/Goodnights, Mother Superior and El Vermut (bottle shops), and BARD4100 for the best pizzas around. And Peckham Bazaar on nearby Consort Road is a great spot for Balkan food and a fabulous wine list.

For pubs/bars, The Hollydale is nearest and has pop-up foodie nights. The Old Nun’s Head is close, too, and a great local (quizzes, music, dancing, community events and a fab Sunday lunch!). The Pyrotechnists Arms is also close and under new management following a full refurb (one of the oldest surviving pubs in the area - built in 1874 - its name reportedly comes from its historic regulars who were workers in a nearby firework factory).

Nunhead is strong on community stuff. Examples are Nunhead Community Choir, an annual film festival, art trails and even Christmas carols on Nunhead Green. Peckham Community Sauna is a new and popular local addition in the railway arches- accessed on Brayards Road.

The area around Queens Road Peckham Station is busy with established and new places to eat and drink. We like Peckham Cellars, Beer Rebellion, Well & Fed, Connie’s Pizzeria and Blackbird Bakery.

The Bussey Building and Copeland Park are also a short walk for the trendiest of pop-up eateries, drinkeries, exhibitions and the like. Check out trendy Peckham Levels, too.

The ‘triangle’ at the end of Peckham Rye Park and Common's 113 acres is also bustling with places to spend your pennies; Mr Bao, Funkidory and Banh Banh being a few.

Bellenden Road, Choumert Road, Blenheim Grove and Rye Lane provide more food and drink options (we love Artusi, The Begging Bowl and Ganapati) and Peckham Plex Cinema is a long-established favourite, committed to films with accessible ticket prices (£5.99).

Camberwell, New Cross and Deptford are also no great distance for further options.
