Positioned on the ever-popular Tivoli Road, this substantial detached family home offers generous and versatile accommodation across three floors, combining character, space, and superb elevated views across Brighton.

The ground floor provides a welcoming layout ideal for both family living and entertaining, featuring a separate reception room enjoying an abundance of natural light and a formall dining room. Doors from the kitchen lead directly onto the rear garden, creating an easy indoor-outdoor flow during the warmer months. A practical utility room adds convenience, while the annexe area with its own private entrance offers excellent flexibility for multi-generational living, guest accommodation, home working, or potential rental income.

On the first floor are two well-proportioned double bedrooms alongside a further single bedroom, all served by a family bathroom and separate WC, perfectly suited to busy family life.

Occupying the top floor is an impressive converted room of exceptional size, enhanced by triple aspect views, extensive storage, and a wonderful sense of space. This versatile room could serve as a principal bedroom suite, studio, or additional family room.

Externally, the property benefits from off-road parking and a private rear garden, offering a peaceful retreat within the city.

Tivoli Road remains one of Brighton’s most desirable residential locations, known for its attractive period homes, friendly community atmosphere, and excellent connectivity. The property is ideally situated for access to Brighton city centre, Preston Park Station, and the green open spaces of Preston Park itself.

Families are particularly drawn to the area for its highly regarded local schools, including Stanford Infant and Junior Schools, Dorothy Stringer School, and Varndean School, all of which enjoy strong reputations. Lancing Prep is also close by. The surrounding area also offers a wide range of independent cafés, local shops, and leisure amenities, while the elevated position of the house allows for lovely far-reaching views across Brighton and towards the South Downs.

A rare opportunity to acquire a spacious detached home in a sought-after Brighton location with flexible accommodation and outstanding long-term family appeal.

What the owner says....

I have absolutely loved living here for the past 16 years. It has been a fantastic area to bring up the children who have now flown the nest. I adore my view from the top of the house of the sea to one side and the Downs to the other and friends are always commenting on my photos of a moon view or a sunrise or sunset. While I was commuting regularly to London, being 5 minutes down the hill to Preston Park Station also made life so much easier. It will be a wrench to leave both the house and the lovely neighbourhood, but it’s just too big now. I shall miss it dearly
