We also understand from the seller: The roof has been double insulated, the loft floor has been double joists, and more insulation, the staircase is constructed and clad with fire rated plaster board - the only real reason it cannot be a bedroom of due to the loft height as it is too low and it needs fire doors - the house has a new electric shower pump 1 year old in the loft, new large plastic water tank and all associated pipe work replaced 5years ago, new boiler last year - details are on top of the boiler under the stairs - we replaced the glass conservatory roof a year ago, with 18 mm roofing board, min 100 insulation, new rubber roofing and new opening roof lights - the front extension was done around 16 years ago complete with new electric board in the house.
