Seller's View
We’ve lived here for five and a half years and it’s been a really enjoyable place to call home.
It’s an easy walk into town, so you quickly get used to having good pubs, restaurants and useful shops close by, and the parking across the road has always made things easier when friends or family visit. The south-facing garden has probably been one of our favourite parts of the house, especially in the warmer months when it gets the sun for most of the day.
We’ve also been lucky with the people around us. The neighbours are friendly and we’ve made some lovely friendships here over the years, which is something we’ll genuinely miss.
The transport links from Wokingham have been really helpful too, particularly for regular trips into London, as everything feels pretty straightforward day to day.
We’re excited for the move to Devon and a new chapter, but this house has been very good to us and we’ll definitely miss living here.
Jack’s Comments
Waterloo Road is one of those homes that feels bigger and more flexible than you first expect from the front.
The current owners have done a really good job with the extension and overall flow of the house. The kitchen sits at the centre of things and opens nicely into the main living / dining space, which makes it feel very social without losing that sense of separate rooms. You’ve also got a second reception room at the front with the log burner, which gives the house a slightly cosier feel in the evenings and works well as a quieter sitting room.
The utility room is larger than most and genuinely useful rather than just somewhere for appliances, especially with direct access out to the garden.
Upstairs, all three bedrooms are comfortable doubles, and the layout works well for families because the rooms feel separate rather than squeezed together. The main bedroom is a great size, lovely and light with garden views and an en-suite to round it off nicely. With a modern family bathroom serving the other double rooms, this makes for a really fantastic upstairs.
Outside is another big part of the appeal. The garden is long, south facing and gets a good amount of sun throughout the day. There’s enough patio space to enjoy properly in the summer, while still having a decent amount of lawn behind it. The detached office at the rear is also a really good addition and feels separate enough from the house to work well for anyone working from home.
Location-wise, this part of Waterloo Road is really convenient. You can walk into Wokingham easily, the station isn’t far, and there are good schools nearby, which is a big reason homes around here stay popular.
Overall, it’s a house that’s been improved in sensible ways over time and now offers a really easy balance of living space, practicality and location.
Area View – Waterloo Road, Wokingham
Waterloo Road is one of those spots that works well because of how close everything is. You can comfortably walk into Wokingham town centre, the station and a number of local schools, which makes day-to-day life pretty straightforward.
Wokingham itself remains popular for a reason. The town has a good mix of independent cafés, pubs, restaurants and well-known shops, while still keeping more of a relaxed feel compared to some larger nearby towns.
For commuters, the station offers direct links into Reading and London Waterloo, and there’s easy access onto the A329(M) and M4 for getting further afield.
There are also plenty of green spaces nearby, including Cantley Park and surrounding countryside walks, so despite being central, it doesn’t feel overly built up.
For families, this area is particularly popular due to the range of well-regarded schools within easy reach, alongside sports clubs and local amenities that are actually used day to day.
Overall, it’s a location that gives you a good balance of convenience, connectivity and a proper town atmosphere.
