Description
Falaburn House occupies a delightful position within the village, set behind a stone wall. A path leads from an iron gate, through a colourful garden to the porch that leads into the centre of the house and a separate access to a boot room and WC.
The open-plan L-shaped kitchen/dining room naturally forms the hub of the house and faces south, overlooking the garden. The kitchen is fully fitted with a range of base and wall-mounted units, topped with a solid granite worktop. An electric Aga forms the focal point of the room, and there is also an integrated electric oven and microwave. There is space for informal dining at a breakfast bar, as well as ample room for a dining table and family snug. Adjacent is a useful pantry/utility room with plenty of space for additional appliances currently with built in dishwasher, a small fridge, hob, sink and wine cooler. A separate laundry room has plumbing for a washing machine, space for a tumble dryer, and two Belfast sinks.
The sitting room features a wood-burning stove and sash windows that offer nice garden views to the north and west. French doors provide direct access to the conservatory, which in turn leads to the terrace and garden beyond.
The formal dining room benefits from easy access to the kitchen and is a bright, spacious room overlooking the gardens. This room could easily serve as an additional TV room, home office, or ground-floor bedroom.
The first floor is accessed via a staircase rising from the main hall. The east side of the house is dedicated to the principal bedroom suite. The bedroom is well-proportioned and flooded with natural light via three south-facing windows, offering views across the garden. It features an en-suite bathroom and has access to a dressing room. There are a further three double bedrooms on the first floor, which share a centrally located bathroom.
The landscaped gardens are a real feature of Falaburn House, bordered to the south-east by the burn. The garden to the south is principally laid to lawn, interspersed with and bordered by colourful plants, trees, and shrubs. A large terrace is ideal for al fresco entertaining during the summer months, with direct access from the conservatory. To the west of the house is an established kitchen garden and a colourful, well-stocked rockery with a water feature.
To the east are former stone-built stables, currently utilised as generous garaging, with electricity. The building could potentially be converted to create further accommodation, providing permission was sought from the council, which the current owners did in November 2022. Adjoining the garage to the south is a greenhouse and a shed. At the foot of the garden to the south-west is a charming timber-built summer house and, to the south-east, an additional greenhouse.
Location
A wonderful example of an untouched historic hamlet, Fala Dam is situated in a pretty rural setting, yet is easily accessible to Edinburgh and all of its amenities. The Fala Dam burn runs through the hamlet, and follows the boundary line of Falaburn House.
The hamlet is located off the A68, which provides a direct link to Edinburgh, and passes through Pathhead which lies about 3 miles north of Fala Damn. A range of services and amenities are provided within Pathhead, including local shopping, a post office, primary school and regular public transport into Edinburgh. A wider range of services are provided in the nearby village of Gifford and market town of Haddington. Within Haddington are larger supermarkets, good sports facilities including a swimming pool, a high school and the private ‘Compass’ primary school. All of the private schools in Edinburgh are within easy reach.
The surrounding countryside is renowned for its outdoor pursuits, including shooting, fishing, and golf courses. The Lammermuir Hills provide a spectacular backdrop for countryside walks, and the wider Borders and East Lothian countryside is ideal for cycling, and exploring the historic villages.
