Like many of the attractive Victorian homes that define this part of Holgate, the property dates from a period when York's railway industry was flourishing. The generous room proportions, high ceilings and elegant architectural details reflect the confidence and craftsmanship of the era.
The house enjoys a particularly enviable position within the terrace, benefiting from an open outlook up the adjoining street towards West Bank Park. This creates a wonderful sense of space and greenery that is unusual for a traditional terraced home.
To the front is a beautiful reception room centred around a feature fireplace and large bay window, filling the room with natural light. Across the hall, a second reception room provides another generous living space, again featuring a lovely fireplace and views over the rear courtyard garden.
To the rear, the house opens into a contemporary extension that has transformed the way the property lives. The kitchen is stylish, bright and practical, seamlessly connecting to a spacious dining area with patio doors opening directly onto the courtyard.
This is very much the heart of the home - a place where family life naturally unfolds, whether that's weekday breakfasts, children's homework around the table or entertaining friends long into the evening.
Outside, the courtyard garden has been cleverly designed to maximise both sunshine and enjoyment. There are seating areas for relaxing, plenty of space for outdoor dining and a delightful children's play area complete with mud kitchen. Rear access adds further convenience.
Upstairs, the high ceilings continue to create a wonderful feeling of space and light throughout.
To the rear is a charming bedroom currently used as a children's room, although it would work equally well as a home office. The middle bedroom is a comfortable double overlooking the courtyard, while the principal bedroom occupies the front of the house and enjoys lovely views towards the park. A stylish family bathroom with bath and shower over completes the first floor.
One of the biggest attractions of this home is undoubtedly its location.
West Bank Park is quite literally on your doorstep and can be reached within moments. One of York's most treasured green spaces, it offers beautiful woodland walks, formal gardens, a children's play area, bowling green and open green spaces to enjoy throughout the year.
Families are particularly well served, with Acomb Primary School within walking distance and both All Saints and Millthorpe School easily accessible. The area has a genuine sense of community, with friendly neighbours, local cafés, independent shops and popular pubs all contributing to its enduring appeal.
For commuters, York Railway Station and the city centre are within easy reach, while the exciting York Central regeneration project will further enhance the area with new parkland, cultural spaces, cafés and employment opportunities.
For the current owners, this has been a wonderful place to raise a family- safe, welcoming and incredibly convenient, with parks, schools and the city centre all close at hand.
It is easy to see why homes in this part of Holgate are so rarely available and so highly sought after.
What the Seller said
"i've loved bringing up our young family here. The house is a great space for a young family and has been brilliant to watch both of our children grow. The main thing I have enjoyed about living in our house is the clear view of the huge old trees in West Bank Park. We can enjoy this view from our bedroom and the front room and I can easily spend an hour staring down the street and watching the trees. I'll also miss our daughter's bedroom which we lovingly made into her own little colourful sanctuary, I would have loved a bedroom like this when I was 6. I will also miss the proximity to the fox pub, our allotment and the walk into town. It really is so useful having all of these important places to us, close by. Oh and i'll miss our homemade bench seating in the extension as this addition we made to the house has worked really well for us eating together as a family at meal times."
