Property insight

Spring Cottage is finished to a high specification throughout, this brand-new semi-detached home offers flexible 2/3-bedroom accommodation in the well-connected village of Lode, just a short distance from Cambridge City Centre. Arranged over two floors and extending to over 1,040 sq ft, it comprises an open-plan kitchen/dining/living room, a ground-floor guest bedroom and shower room, and two further bedroom suites upstairs, each with its own en-suite and walk-in wardrobe. The home also benefits from air source heating with underfloor heating, Cat6 wiring with fibre availability, driveway parking with an EV charge point, a landscaped rear garden, and the reassurance of a 10-year build warranty.

Set behind a block-paved driveway with space for a couple of cars, the property makes an attractive first impression, with a buff stone-brick frontage, a natural slate roof, and a characterful oak porch over the front door. Inside, the entrance hall is bright and welcoming, with herringbone wood flooring that runs through the ground floor, a staircase rising to the first floor with an oak handrail and contemporary metal balustrade, and useful integrated under-stairs storage.

The open-plan kitchen/dining/living room is the heart of the home and a genuinely sociable space, with French doors opening onto the rear garden and plenty of room for relaxing, dining and entertaining. The bespoke kitchen is beautifully appointed, with a range of shaker-style units, Quartz worktops, a Belfast sink with a brass mixer tap, Quartz splashback, an induction hob and a full range of integrated Samsung appliances.

Also on the ground floor is a well-proportioned guest bedroom, ideally served by the adjacent shower room - a flexible space that works equally well as a third bedroom, study or media room to suit how you live. The shower room is finished to the same high standard, with a quadrant shower enclosure, WC and hand wash basin.

Upstairs to the first floor, there are two well-proportioned double bedrooms, each enjoying its own walk-in wardrobe and private en-suite, and both set within the eaves with dormer windows and skylights drawing in plenty of natural light. The principal bedroom enjoys a stylish en-suite bathroom, comprising a contemporary freestanding bath, a vanity unit with an inset basin and brushed brass mixer tap, a WC, a backlit LED mirror, a heated towel radiator and elegant stone-effect tiling. The second bedroom is served by an equally well-appointed en-suite shower room, with a glazed shower enclosure and rainfall shower, a vanity unit with an inset basin and mixer tap, a WC, an illuminated mirror and matching stone-effect tiling.

Outside, to the rear, the landscaped garden is fully enclosed and offers a lovely low-maintenance space to relax and entertain. It is laid to turf with a porcelain-paved patio, providing space for garden furniture and al fresco dining, and there is a garden shed and gated access to the front.

Location – Lode
Lode is a pretty village in East Cambridgeshire, tucked just northeast of Cambridge and surrounded by peaceful Fenland countryside. It may be quiet, but it's very well connected with the B1102 running straight through the village, giving easy road links into Cambridge and neighbouring villages like Bottisham and Swaffham Bulbeck.

At the heart of the village is St James' Church, a beautiful Gothic-style building dating back to the mid-1800s, which is open daily and hosts regular services and events. Residents have access to a village shop, along with a pub that doubles as a Thai restaurant.

Lode's most famous landmark is Anglesey Abbey, a National Trust estate that draws visitors from across the county. With its Jacobean-style house, formal gardens, seasonal events and scenic walks, it's a wonderful asset to have on the doorstep. Fassage Hall is home to a sports field, cricket matches, summer fetes, coffee mornings and plenty of other local events. The village also has allotments and a community orchard. Families are well catered for with primary and secondary schools in nearby Bottish
