Description
Embden House was built in the 1880s as the Dower House for neighbouring Newton Castle. It is a handsome and architecturally important property. Built during the Arts and Crafts movement, its irregular gables, asymmetric windows, mock half timbering and leaded windows all reflect the height of style at the time. Over the years, the original features of Embden have been carefully looked after and remain largely intact giving the house a wonderful sense of history and grandeur.
The house has two beautiful formal reception rooms. The drawing room has decorative moulded plasterwork on the ceiling, timber panelled walls and a large carved timber fire surround. The adjacent dining room also has a carved timber fire surround. Large windows (with diamond leaded details) fill both rooms with light and they are ideal for entertaining. At the centre of the house a smart reception hall connects the formal rooms with the informal living spaces. The hall has a window with more patterned leaded windows, timber panelling, a fireplace with gas fired stove and a wide timber staircase with finialled newel posts. Informal rooms include a sitting room with wood burning stove and French windows, a garden room / porch (the original front entrance), a study and dining kitchen (with aga) along with ancillary rooms including a utility room and two WCs.
On the first floor the principle bedroom has an en suite bathroom, Bedroom two has a dressing room and there are two further double bedrooms as well as a separate bathroom. There are also lots of good storage cupboards.
Outside
Stone pillars frame the entrance to Embden House and open to an expanse of block paving where there is plenty of space to park and turn. The property sits in just over an acre of mature garden which is largely neat lawn edged by mature trees. There is lots of scope to create more interest in the garden if desired.
Location
Embden House is situated on the western edge of Blairgowrie, enjoying a peaceful elevated setting whilst also being conveniently within 500 metres of the town centre and its amenities.
One of Perthshire's principal towns, Blairgowrie serves as a gateway to the Angus Glens and the scenic hills of eastern Perthshire. The surrounding area is renowned for its productive soft-fruit farmland and has developed a reputation for its excellent farm shops, cafés and restaurants.
Outdoor pursuits are particularly well catered for in this part of Perthshire. Blairgowrie has a championship golf course and there are more local courses at Alyth, Glenisla and Strathmore. Glenshee Ski Centre is approximately 25 miles to the north, and salmon fishing can be enjoyed on the nearby Rivers Ericht, Isla and Tay. Blairgowrie also marks the start of the 60-mile Cateran Trail, which follows historic drove roads through some of Perthshire's most attractive countryside.
The southern boundary of the Cairngorms National Park is about 30 miles to the north, while St Andrews (33 miles) and the East Neuk of Fife are within easy reach to the southeast. The town offers a comprehensive range of amenities, including supermarkets, independent shops, medical and professional services, together with both primary and secondary schooling. Dundee and Perth are both approximately 18 miles away and provide a wider selection of cultural, educational and commercial facilities. Rail services are available from Perth, Dundee and Dunkeld, while Dundee Airport offers flights to London and Edinburgh Airport provides extensive domestic and international connections.
