The Sellers View
This was our very first home together and, from the moment we stepped through the front door five years ago, we knew we'd found somewhere special. As first time buyers, we wanted somewhere that immediately felt like home, and that's exactly what we found. Since then, it's been the backdrop to so many happy memories, making it incredibly difficult to say goodbye.
What we've loved most is the feeling this house gives you. It's always been a welcoming place where friends and family naturally gather, whether that's for relaxed evenings in or spending time together at weekends. We've poured a lot of love into making it our own and it's been incredibly rewarding seeing it evolve into the home it is today.
The garden has also played a huge part in our time here. With its sunny south west facing aspect, it's where we've spent countless hours relaxing, catching up with friends and making the most of warm summer evenings. It's a space we'll miss far more than we ever expected.
Perhaps more than anything, we'll miss the people. We've been fortunate to have wonderful neighbours and a genuine sense of community, where people look out for one another and always have time for a friendly chat.
This house gave us the perfect start to our life together, and we'll always look back on our time here with huge affection. We hope the next owners enjoy making just as many happy memories as we have.
Ollies View
If you're looking for a home that feels ready to move straight into, I think you're going to like this one. Built by respected local developer Palady Homes in 2014, this beautifully presented three bedroom home combines modern styling with a layout that's incredibly easy to live in. Whether you're buying your first home, upsizing from an apartment or looking for somewhere that's well connected for commuting, I think this property ticks a lot of boxes.
The kitchen was one of the first things that caught my eye. It's much larger than you might expect and the owners have even managed to incorporate a substantial island without the room feeling compromised. It enjoys plenty of morning sunshine, has a lovely contemporary feel and benefits from a separate utility room, something that's always appreciated but often overlooked.
To the rear of the house, the living room is a fantastic space that strikes a great balance between cosy and practical. It's big enough to entertain without ever feeling oversized, while the bi fold doors open into the conservatory to create one flowing living space when you want it. Thanks to the south west facing aspect, both rooms are flooded with natural light throughout the afternoon and into the evening.
For me though, the real standout feature is the garden. The current owners have created a beautifully landscaped outdoor space that's both stylish and wonderfully calming. It's incredibly easy to maintain and, if this were my home, i'd be finding any excuse to invite friends and family over for a summer barbecue just to show it off.
Up on the first floor you'll find two seriously generous double bedrooms, both complete with built in wardrobes, alongside a well appointed family bathroom. The entire second floor is then dedicated to another excellent double bedroom, also with built in wardrobes, a shower room, a useful storage cupboard and two generous eaves storage areas. It's a really versatile space that could work equally well as a principal suite, guest accommodation or somewhere for an older child to enjoy a little more independence.
The practical touches continue outside. There's covered parking beneath the car port, space for up to two further vehicles in front and additional visitor parking, making life much easier when friends and family come to visit. Buyers will also appreciate the new combi boiler installed in September 2025, providing extra peace of mind from day one.
Overall, I think this is one of those homes that quietly exceeds expectations. It's bigger than you first imagine, beautifully looked after and has a warmth about it that's difficult to put into words until you walk through the door.
The Area View
For me, one of the biggest selling points of 99a Station Road, Thatcham is just how easy it makes everyday life.
Whether you're buying your first home, raising a young family or commuting into Reading or London, this is the sort of location where the car often becomes optional rather than essential.
Thatcham train station is only a short walk away, making regular journeys into Reading, Newbury and London Paddington refreshingly straightforward. For anyone balancing office days with working from home, that's a real advantage.
Everything else is equally convenient. Thatcham Broadway is within walking distance, offering cafés, independent shops, supermarkets, restaurants and all the everyday essentials, while larger retailers and leisure facilities in Newbury are only a short drive away.
Families are well catered for too, with a choice of highly regarded primary schools nearby, Kennet School within easy reach and plenty of green spaces to enjoy at weekends. If you like getting outdoors, you'll also find the Nature Discovery Centre, Lower Way Lake, Greenham Common and the Kennet & Avon Canal all close by, offering miles of walking, running and cycling routes.
Road connections are equally impressive, with the A4 and M4 Junction 13 both easily accessible, making travel across Berkshire and beyond simple whether you're heading to work or away for the weekend.
What I like most about this location is the balance it offers. You have almost everything you need within walking distance, excellent transport links on your doorstep and a genuine sense of community that gives Thatcham its appeal. It's easy to understand why so many people move here and then choose to stay.
