Property insight
A spacious 4-bedroom semi-detached family home in the popular village of Melbourn, offering over 1,570 sq ft of flexible accommodation. This well-presented home benefits from a large kitchen/dining room, a lounge, a snug, a conservatory, a utility room, a ground-floor cloakroom, 4 bedrooms with an en-suite to the principal, a family shower room, a deep and mature rear garden, a garage, and driveway parking.
On approach, the property enjoys a tidy frontage with a lawned front garden, established borders of plants and shrubs, and a driveway providing off-road parking. A gated side access leads through to the rear. Once inside, the entrance hallway is bright and welcoming, with stairs to the first floor and doors through to the ground-floor living space.
The kitchen/dining room is a real focal point of the home and an excellent size, with windows to the front and rear keeping the space light. It offers a range of wall and base units, oak worktops, tiled splashbacks, two integrated ovens, integrated dishwasher, an electric hob, an extractor hood, and space for a large fridge/freezer, a dining table, and a breakfast bar. There is ample room here for family meals and entertaining, with a door through to the utility room, which provides further storage, space for laundry appliances, and access out to the garden.
The living accommodation is generous and flexible. The lounge is a comfortable dual-aspect room with a feature fireplace, wood-effect flooring, and glazed double doors connecting through to the snug - making the two spaces ideal for family living or opening up when entertaining. The snug in turn opens into the conservatory, a bright garden room with french doors onto the terrace, offering a lovely spot to sit and enjoy the greenery throughout the year.
Upstairs to the first floor, the property offers 4 well-proportioned bedrooms, with built-in and freestanding storage. The principal bedroom is a good double with an en-suite comprising a shower, WC, hand wash basin and a heated towel radiator. The remaining bedrooms are served by a family shower room, comprising a shower enclosure, WC, hand wash basin and a heated towel radiator.
Outside, to the rear, the garden is a particular highlight - deep, private and beautifully established. Laid mainly to lawn, it features a paved and decked terrace by the house for garden furniture and al fresco dining, a pergola, and a wealth of mature planting, borders and pot displays for the keen gardener. Towards the rear there is a greenhouse and further growing space, along with a garage accessed via the side, and plenty of scope to enjoy or adapt as new owners wish.

Location – Melbourn
Melbourn is a large English parish village, nestled in the far southwest of Cambridgeshire, just 3 miles from the town of Royston and 11 miles from the city of Cambridge. The village has enjoyed a long history of occupation, stemming from the presence of springs and the River Mel, rising at Melbourn Bury. The river is particularly attractive because it is often clear and shallow, displaying chalk and gravel through its glittering water. There are many countryside walks to enjoy, including several ancient trackways that cross through the parish.
Melbourn is a bustling village, full of life, and offers residents all the amenities they could possibly need, including two village shops, a pharmacy, a doctor's and dentist surgery, two traditional villages pubs, the highly regarded Sheene Mill restaurant and hotel, as well as a spa just opposite. There are a number of parks and endless groups and clubs for all age groups. In terms of schooling, you have a number of pre-school options, a primary and secondary school within the village. There are two churches, including the All Saints' Church, which dates back to the 13th Century and offers regular services and activities for residents.
The village's proximity to Royston means that residents have access to the town's many other amenities, such as the mainline train station offering regular fast services to both Cambridge and London Kings Cross. There is also a leisure centre, sports clubs, dentist's surgeries, and highly-regarded schools for all ages. Also, from Melbourn, you can pick up the train line from the neighbouring village of Meldreth, and this is even within walking distance. The A1M and M11 are within a 20-minute drive via the A10/A505, and London Stansted and Luton Airports are both 30-minutes away.
If you are looking for the benefits of a town while in a countryside location, we recommend visiting Melbourn to find your forever home.
