An exceptional five-bedroom detached house with a one-bedroom annexe & equestrian facilities, in Little Blakenham, Suffolk

What the sellers say:

"Moving from a small three-bedroom semi on the outskirts of Ipswich to Luke’s Meadow was a true lifestyle change. Having the horses at the bottom of the garden, and all that peace and quiet around us, was a complete gear change. Over the years, we have shaped the house around the way we live, adding stables, a silicone sand and rubber arena with amazing drainage, a small pool with a motor to swim against, a pool house and lots of different outdoor spaces so we could make the most of being here. The dogs and cats have loved it too. There are walks straight from the house across the fields, and the secure fencing has always given us peace of mind. The boot room has been a godsend, especially when the dogs come back wet and muddy and need somewhere practical to dry off. The annexe has worked brilliantly for our adult children, giving them their own space and independence while still being part of the home. The main house itself has been a lovely family home. At Christmas, the roaring fire in the antique wood burner makes it feel properly cosy, and the triple-aspect lounge is always full of light. It’s one of our favourite rooms, the perfect place for growing very luscious house plants. It’s a really versatile house and the ground floor rooms have been a music room, dining room, bedroom, gym, office - you name it! For me, when I was working in London, the location was such a blessing. The station is only a 12-minute drive away, and then it is about an hour to Liverpool Street. So although Luke’s Meadow feels tucked away in the Suffolk countryside, down a quiet single-track lane, it has never felt cut off. The main supermarket is less than five minutes away, the nearest swimming pool is only three miles from the house, and there is a great community pub nearby that serves amazing food and hosts some lovely social events. The outside space has probably been one of the biggest joys of living here. We somehow ended up with eight dedicated outdoor dining areas around the property, so there is always somewhere to sit depending on the time of day. Morning coffee, lunch in the sun, supper by the pool or a quiet drink at the end of the day. Each spot has its own view and feel. One of my favourite areas is the covered Moroccan-inspired seating space, with hammocks and swing chairs. It is perfect for reading, chatting, hiding from the world for half an hour, or just sitting quietly. The garden has given us so much pleasure too, from the duck house and small enclosed pond to the huge raised vegetable patch and fruit cage. Luke’s Meadow has also been a real gathering place. Over the years, we have hosted a wedding here for more than a hundred people, anniversaries, tea parties and countless family get-togethers. Our friends and family have all enjoyed the hospitality of the house, and the thing people say most often is how peaceful and calm it makes them feel. From a practical point of view, the attic spaces are immense and have been incredibly useful. From an equestrian point of view, having the horses at home has been wonderful. The arena has great drainage, there is off-road riding just a few minutes up the quiet lane, and there are local competition yards nearby. At night, hearing the owls is one of those small things I will really miss. The local community has also been a lovely part of life here, with the newly built village hall and a proper village feel. The open gardens and café at Blakenham Hall are just five minutes away, which has always felt like a real treat to have so close. I still have to pinch myself that we have lived in such a beautiful place. Luke’s Meadow has been far more than a house. It has been a home, a gathering place, and a way of life, full of light, space, animals, countryside, family, and calm. But the children have now left home, and the world is calling."

Set along a quiet country lane in the sought-after village of Little Blakenham, this substantial detached family home occupies approximately 1.77 acres (stls) and combines flexible family accommodation with extensive equestrian facilities and a self-contained one-bedroom annexe. Conveniently positioned within around 15 minutes of Ipswich town centre and train station, the property offers direct train services to London Liverpool Street in approximately one hour while enjoying a peaceful rural setting.

The charm begins at the front door, framed beautifully by climbing roses, and continues throughout the entire home. The main house provides spacious and versatile living space extending to approximately 2,243 sq ft. A welcoming reception hall leads to a triple-aspect formal lounge with a dining area overlooking the front garden, a cast-iron Esse Dragon wood burner, and double doors at the rear that open out to a large patio area, perfect for morning coffee. A second reception room, currently used as a gym and guest bedroom, is complemented by a ground-floor shower room, making it well-suited to multi-generational living or visiting guests. The farmhouse-style kitchen/breakfast room overlooks the rear garden. It is fitted with integrated appliances including a neff double oven, warming drawer, induction hob, dishwasher and a fridge-freezer, and is finished with travertine flooring. Adjoining the kitchen is a useful utility room with extra storage space and a small conservatory, which is currently used as a boot room. The ground floor also benefits from underfloor heating throughout.

Upstairs, the first floor comprises a dual-aspect principal bedroom with an en-suite shower room and fitted storage, two further double bedrooms, one single bedroom, and a family bathroom.

The detached one-bedroom annexe offers well-appointed additional accommodation, with a vaulted open-plan living/dining/kitchen area, an en-suite shower room and doors that open onto wraparound decking overlooking the surrounding countryside. The annexe also benefits from solar panels, underfloor heating, a hot tub and an outdoor kitchen area.

Outside, the grounds have been thoughtfully arranged to provide both attractive gardens and practical outdoor facilities. The front garden is planted with mature shrubs, wildflowers and a small orchard. The secure rear garden is ideal for those with dogs and includes generous lawned areas, a Moroccan-themed sun terrace, a resistance pool and a detached garden room suitable for use as a home office or studio. A vegetable garden, raised beds and fruit trees bring a touch of self-sufficiency and idyllic country living.

Equestrian facilities include a floodlit 40m x 20m manège, stables, tack room, hay barn, workshop, storage buildings, paddocks, and a covered corral area. The stables and communal areas feature high-quality rubber flooring and durable kickboards throughout. A shingle driveway provides extensive off-street parking, while solar panels with 10kW battery storage and a private borehole contribute to the property's overall efficiency.

Offered for sale chain-free, this versatile country home is equally suited to family life, equestrian interests and multi-generational living.
