Description
Soar Hill is an attractive and character Welsh cottage that is believed to originally date back to the 1800s. The current owners added a sympathetic extension between 2012 and 2016 to have further room for their family. Works done at the time include:

Structure
New roof throughout, with insulation in the roof cavities.
Chimneys have all been rebuilt using old brick sourced to match the original work
The two main chimneys are lined.
All non-stone walls (i.e. Everything outside the original cottage walls) have been insulated.
Interior and exterior are finished in lime mortar, with a lime wash reapplied every year or two.
Oak flooring and timber frame throughout.

Windows
All the newer windows are double glazed, including ones at the extension end made to look like traditional wooden windows. The Velux roof windows are also double glazed. The exception is three original windows at the back of the property on the lower ground floor, which was kept as single glazed since they’re original to the cottage.

Systems
Whole house rewired and replumbed.
Solar water heating covers hot water in summer.
In winter, hot water and all the radiators are run off the log burner in the kitchen.
A second log burner in the living room very effectively heats that end of the house on its own.

Finishing details
The owners used authentic materials throughout wherever possible: Original reclaimed quarry tiles, period-style light fittings (all newly made but designed to match the originals), and 1950s reproduction wallpaper in a couple of the upstairs rooms. The utility room has a renovated 1950s English Rose sink unit. There’s also a corrugated iron shed on the property, typical of the older outbuildings you see around West Wales.

Accommodation Ground Floor
A welcoming porch/conservatory leads to the front door of the property that enjoys views over the garden and valley beyond. The main front door on the right opens into the reception/living/dining room. This room features impressive a wide oak plank floor, oak floor-to-ceiling frames with ornate carvings, beams, fire surrounds and staircase. Location
Soar Hill is located in an elevated position on the edge of the village of Llanboidy the historic county of Carmarthenshire offering a primary school, post office and shop and sports football club. The property enjoys far reaching views over the surrounding countryside.

The popular town of Whitland is only about six mils to the south with shops, school and national railway services. The A40 road at Whitland provides good access to other neighbouring towns and the scenic coastline of Carmarthen Bay (Dylan Thomas’ Laugharne, Llansteffan, Pendine etc) and the Pembrokeshire Coast National Park (Amroth, Saundersfoot, Tenby etc) with their idyllic sandy beaches and miles of stunning coastal paths.
