Accommodation

The spacious and well-planned accommodation comprises a lounge/diner, kitchen, sunroom, family bathroom, and three double bedrooms, including a principal bedroom with ensuite. Thoughtfully arranged over one level, the property enjoys excellent natural light throughout, while the orientation of the house maximises sunshine across the garden, creating a bright, private and highly usable outdoor space.

Entry is via a partially glazed front door into a bright, triple-aspect vestibule, providing a welcoming first impression and ample space for coats and outdoor footwear. From here, the kitchen offers a good range of wall and base units, complemented by contrasting worktops and an attractive neutral tiled splashback. Integrated appliances include an oven, electric hob and extractor, with additional space and plumbing for a washing machine, under-counter fridge and dishwasher. A window looking to the front of the house enhances the sense of light within the room.

The lounge/diner is a generous, light and airy dual-aspect living space, ideal for both everyday living and entertaining. The dining area comfortably accommodates a table for six and flows openly through to the lounge. A large picture window looks through the sunroom and beyond to the garden, while an attractive green-slate tiled hearth with wood-burning stove provides a charming focal point for cosy evenings. The adjoining sunroom features a warm terracotta tiled floor and windows on three sides, creating a peaceful space that feels wonderfully connected to the garden.

There are three well-proportioned bedrooms. The principal bedroom is particularly bright, with a large window overlooking the colourful rear garden. It benefits from double built-in wardrobes and an ensuite fitted with a white two-piece suite comprising a pedestal wash hand basin and WC, together with a larger shower enclosure with electric shower and wet wall finish throughout.

The second bedroom is a lovely double room with a window overlooking the front garden and driveway. Built-in wardrobes provide excellent storage. The third bedroom is a further small double bedroom with built-in double wardrobes and a window to the rear aspect of the property.

The family bathroom is fitted with a 3-piece white suite comprising a bath with electric shower over, WC and washbasin inset within a useful storage unit. The bathroom is finished with wet-wall panelling.

Garden Grounds and Garage

The rear garden is naturally divided by established hedging, creating distinct areas for relaxing, entertaining and growing your own produce. Primarily laid to lawn, the garden features established shrubs and trees, including a eucalyptus, as well as a sheltered orchard area with multiple fruit trees. A gate at the rear provides access to the path behind the property, leading onwards towards the dunes and beach, further enhancing the appeal of this charming Findhorn home.

Entry to the enclosed front garden and driveway is via attractive metal gates. The driveway is neatly block-paved and leads to the integral single garage and a path to the front door. There is a tidy area of lawn, as well as a variety of shrubs in flower and small trees, including holly and rowan.
