Parco Café on Fentiman Road is handy for coffee, breakfast or brunch nearby. Walk in the other direction and you have Vauxhall Pleasure Gardens, Vauxhall City Farm and the riverside, giving you several completely different options for a morning walk, a run or simply getting outside without having to travel anywhere first.

There are plenty of places to eat and drink within walking distance. Kennington Lane Café is a popular, unfussy choice for breakfast or brunch, while The Black Dog on Vauxhall Walk is a proper local pub for food, drinks and a Sunday roast. Mc & Sons on Kennington Lane has a relaxed Irish-pub feel with a Thai food menu, and Brunswick House is one of the area's more distinctive places for dinner or drinks, set inside a historic Georgian mansion filled with architectural antiques. Under Vauxhall station, Market Place brings together a collection of different food traders under one roof, which works particularly well for an easy midweek dinner or meeting friends when everyone wants something different.

You are also within easy reach of Kennington and Oval, both adding another layer of genuinely useful neighbourhood places rather than simply tourist destinations. Kennington has independent cafés, pubs and restaurants around Kennington Cross, while Cleaver Square is a particularly attractive spot to wander through on the way. Oval brings more cafés and everyday shops around Clapham Road and Brixton Road, as well as the Kia Oval cricket ground. In the opposite direction, Nine Elms and Battersea are easily accessible, so Battersea Power Station is close enough for its shops, restaurants, cinema and riverside spaces to be somewhere you actually use rather than a special trip across London.

The Thames is also close enough to become part of everyday life. From Vauxhall you can join the river and walk or run east towards Lambeth Bridge, Westminster and the South Bank, or head west through Nine Elms towards Battersea. St George Wharf gives you restaurants and places for a drink beside the water, and there is also a riverboat pier if you fancy travelling through London by Thames Clipper rather than Tube or train. On a sunny weekend, you can quite easily leave home, walk along the river towards Battersea, stop for lunch or drinks and walk back without needing public transport at all.

For everyday shopping, there is a Little Waitrose at Vauxhall and a Sainsbury’s Local around the station for picking things up on the way home, with larger supermarkets available around Wandsworth Road and Nine Elms for a full weekly shop. Vauxhall and the surrounding streets also have a mix of smaller independent food shops, cafés and convenience stores, while Battersea Power Station and central London cover pretty much everything else without requiring a car.

There are several options locally for keeping fit. Vauxhall Leisure Centre on South Lambeth Road has a gym, swimming pool and fitness facilities, while The Gym Group at St George Wharf is useful for 24-hour access. There are also independent gyms and fitness studios around Vauxhall, Nine Elms and Kennington, and the location works particularly well if you prefer exercising outdoors – Vauxhall Park, the Pleasure Gardens and the Thames give you several easy running routes straight from the front door.

Transport is one of the biggest practical advantages of living here. Vauxhall station is within easy walking distance and gives you both the Victoria line and National Rail. The Victoria line runs directly to Victoria, Green Park, Oxford Circus, Warren Street, Euston and King’s Cross St Pancras, while trains from Vauxhall reach Waterloo in just a few minutes and also connect towards Clapham Junction and south-west London. Nine Elms Underground station gives you another option via the Northern line, and there is an extensive choice of buses through Vauxhall for journeys across central and south London. Having several different ways to get around means you are not reliant on one line when travelling to work or heading out at the weekend.

What works particularly well about this part of Vauxhall is the balance. You can walk to the Tube or train in minutes, get into the West End quickly and easily reach Waterloo, Victoria and King’s Cross, but at home you are tucked into a much quieter residential pocket close to Bonnington Square, parks and the river. Add in two proper double bedrooms, a large living and dining space, communal garden and underground parking, and the apartment offers a lot of practical space in a location where you can genuinely do much of your day-to-day life on foot.
