Start with an honest point, because it earns trust for everything else. The property is tenanted and needs modernising. The Elizabeth line has changed what this part of Southall offers a commuter.

For families the schooling is a strong point. North Primary School is around 0.2 miles and rated Good by Ofsted at its September 2023 inspection. Dormers Wells High School is around 0.3 miles and rated Good. Villiers High School is around half a mile and rated Outstanding, most recently confirmed at its March 2025 inspection.
