Description (Paragraph)

A truly unique Grade ll Listed converted windmill with detached cottage, offering exceptional character, versatile accommodation and an enviable village setting.

Occupying a prominent position within the highly sought-after village of Braunston, The Mill is a remarkable former tower windmill dating from around 1800, sympathetically converted into an extraordinary family home that effortlessly blends historic charm with contemporary living.

This one of a kind home is arranged over six distinctive circular floors, each showcasing the character and architectural uniqueness of the original windmill.

The ground floor welcomes you into a generous family room, complemented by a designated study and WC/Utility space. A striking staircase rises to the impressive first floor, where a spacious open-plan kitchen and dining room forms the heart of the home, featuring a central island and an abundance of natural light. Above, the magnificent second-floor sitting room occupies the full circular footprint of The Mill, creating an exceptional entertaining space with panoramic outlooks and an abundance of character.

The upper floors provide three beautifully proportioned bedrooms, each floor accompanied by a WC. The sixth floor hosts a mezzanine floor featuring a striking bedroom layout accompanied by extensive storage and a stand alone feature bath.

Alongside the generous bedroom space on floor five there is direct access to the viewing level, where elevated views across the surrounding countryside provide a truly special feature.

Complementing the main residence is a substantial detached cottage, ideal as guest accommodation, multi-generational living, home office or holiday let as an opportunity for an additional income stream. The cottage provides a ground floor with garage, sitting room, shower room and kitchen/breakfast room, while the first floor offers a spacious double bedroom and feature circular bath tub.

Outside, the property enjoys a generous gravelled driveway providing ample off-road parking, attractive landscaped gardens and a detached summer house hosting a hot tub. The 'Secret Garden' is a secluded addition, hosting an additional hot tub along with a tranquil space for relaxation.

Situated in the heart of the picturesque village of Braunston, renowned for its historic canal junction, excellent local amenities. This is a rare opportunity to acquire one of Northamptonshire's most distinctive homes, combining rich heritage with flexible modern living in one of the country's most desirable village locations.

Seller's Story (Paragraph)

We moved to this part of Northamptonshire in 2002 from Oxfordshire for career progression. One of the first things that we noticed whilst exploring the beautiful Northamptonshire countryside was the view of Braunston Windmill on the skyline. We even drove through the village to gain a closer look and commented on how amazing it would be to live in an iconic old converted Windmill.

Forward wind 20 years later. We were embarking on a "life style change" move to the South West with the purchase of a small holiday let business. However, the sale fell through and we were left pondering our next move. Fortunately fate/destiny played her hand, and the Windmill came onto the market. As soon as we viewed the Windmill, the cottage, and the grounds, we knew we had to buy it and fulfill this dream sparked from over 20 years ago.

Now after enjoying 5 years of living at The Windmill and experiencing the lovely village of Braunston, we’re now embarking upon rekindling our desire to move to the coast.

We have lavished much time and love particularly on the Windmill grounds. We feel that we have designed a space that befits such a stunning iconic property: New entrance gates and fencing, creating a landscaped gravelled patio area, flower beds and small vegetable patch currently growing courgettes, beetroot, salad leaves, potatoes, rhubarb, raspberries, gooseberries and the addition of a crowning touch of a large stylish gazebo. Although this is not exactly a room, it is one of our favorite spaces. So much so that in the summer months, we like to set up a pop up office in the gazebo to work al fresco.

Another favourite space is the top bedroom with its stunning, far reaching views and the bath with mood lighting is a quiet space to relax and unwind after a hard days work.

In terms of memorable events, we held a New Years eve party with a dj set up in the living room. We also extended the party into the garden with a BBQ and fire pit. This was a great evening spent with family and friends.

It goes without saying that we have have enjoyed our time at the Windmill and especially enjoyed village life in Braunston. We can see why it is such a desirable village: Quiet enough to feel you are in the country side, but close to all the amenities you need. The canal and Marina offer beautiful walks and the village itself boasts four pubs. Three out of four serve food, so there are plenty of options to dine out locally: The Plough serves delicious home cooked food and The Admiral Nelson and the Boat House offer canal side dining options. The Wheatsheaf does not serve food but is a lovely pub, serving draft beers. The village store and post office have all the provisions you need if you dont fancy a trip to the supermarket. There’s also a Community Cafe.

Both the Windmill and cottage were formally a 5 star luxury retreat, so could easily be reverted back

We previously used the cottage for a elderly family member for a short duration, then some friends whilst they were purchasing a new home and more recently as an Airbnb. The cottage has “super-host” status on Airbnb, so its reputation could easily be picked up for a buyer looking for a life style change.

Location (Paragraph)

Braunston is a well-regarded and characterful village on the Northamptonshire–Warwickshire border, known for its conservation setting, marina, and strong community feel. Day-to-day amenities are available within the village itself, including a local shop and post office, traditional public houses, a primary school, and a village hall which acts as a hub for community events. The village also benefits from a well-used network of local groups and activities, reinforcing its established and active community structure.

The property is particularly well placed for access to the wider regional and national road network, with the A45 providing direct links towards Northampton and the M1 (Junction 16 approximately 20 minutes away), while the A5 is also easily accessible, offering a strong north–south route towards Milton Keynes and the Midlands. The nearby market town of Daventry is just 10–15 minutes by car, providing day-to-day amenities, including supermarkets, independent retailers, cafés, healthcare facilities, and leisure amenities, along with regular markets.

Rugby is also within a 10 minute drive, offering a wider selection of shopping including national retailers, supermarkets, and high-street services.
