Outside

Ty Cwm is approached from the public highway via a shared stone-surfaced right of way, fenced for convenience and leading through fields for a little over 500 yards. A wooden five bar gate and adjacent pedestrian gate give access into the property, where there is a convenient, hard surfaced, turning and parking area past which flows a small watercourse known as the Nant-y-Carnau. The dwelling is approached from here via curved stone steps leading up to the raised garden area, which features a stone wall-enclosed herb bed, well established herbaceous/Rose borders and a lawn with an attractive small pond. To the immediate rear of the property is a stone surfaced patio with a nearby, shady, Heather and bulb border. With access from the kitchen is a paved terrace with low stone walls and wrought iron fencing, this ideal for sitting out. A gate and steps lead down from here to the front of the property and the driveway, thus providing convenient access for shopping deliveries. There is also access off the terrace area to the Boiler Room/Store, which has a flagstone floor, fitted wall shelves, upright freezer and also housing the oil fired “Worcester Danesmoor 15/19” oil-fired boiler. Here is located the electricity meter and trip box and one double and one single power points are also provided. Hatch to roof space.

A path across the lawn leads to a wide five-bar gated pathway leading to a small paddock and the vegetable garden area with terraced, raised beds, these easily maintained without the necessity for stooping. There is a timber Potting Shed and a former Stable. Beyond is a picturesque area of mixed Bluebell woodland including Beech and Sweet Chestnut, whilst adjacent is a mature plantation of principally Larch trees. The property extends in all to 4 acres or thereabouts.

Viewing

Strictly by appointment only please through the Sole Agents, Nigel Ward & Company: Tel:, atmosphere
First acquaintance with this property brings reminiscences of scenes immortalised in nineteenth century and earlier oil paintings, which frequently portray a woodman’s cottage nestling under a backdrop of trees with wisps of smoke rising from the chimney of an open fire as a stream babbles by. The site of the original dwelling was undoubtedly chosen for a good number of reasons, including the sheltered location, the availability of stone and timber for the building, wood for heating and cooking as well as the nearby source of water, thus providing almost all of the necessities of living in days gone by. Interestingly the present owner purchased the property in 1982 (44 years ago) and after many years during which extensive building works including extensions and
renovations were carried out (which we understand all came under Building Regulations), retired and took up residence in the year 2000.

Agents’ remarks
Whilst the accommodation currently provides two bedrooms it is considered feasible that with some re-arrangement another bedroom could be provided.
Certain fittings may be available subject to satisfactory negotiation.
Recreational facilities

The renowned book town of Hay-on-Wye is 11 miles distant over the Gospel Pass, the journey taking in some superb, far-ranging views.
